To assist in the efficient running and development of the department by maximising the overall performance, compliance record, income and profitability of the department.
This role combines private property management and corporate private rental management. Providing excellent customer service is the priority.
Responsibilities & Duties
1. Co-ordination of lettings process and minimising voids using local and specialist lettings teams
2. Continual assessment of the allocated Portfolio
3. Ensuring compliance and health and safety
4. Attending Corporate Client meetings to discuss Lettings strategies and reporting performance on void properties
5. Carrying out property visits to all units within your allocated Portfolio
6. Being the client's point of contact
7. Overseeing the repairs and maintenance as required and ensuring strict service levels are adhered to (via the Tenant Services team)
8. Chasing sub instructed agents for return of signed documentation
9. Sourcing and instructing local sub agents to obtain optimum performance
10. Handling of queries/complaints
11. Working to budget
12. Preparation of weekly, monthly and quarterly reports
13. Keep all processes and procedures updated
14. To work closely with all other teams/departments to ensure efficiency is high
Experience & Skills Required
1. Experience gained within residential lettings or residential asset management
2. Highly motivated
3. High level of IT literacy and understanding
4. Excellent organisation, prioritisation, and time management skills
5. Strong communication, influencing and relationship skills
6. High level of attention to detail
7. High levels of energy, drive, enthusiasm with a passion for self-development and being an active and supportive member of a high performing team
General
1. To carry out all duties within ARLA and ARMA guidelines and RICS code of practice
2. To ensure that FCA regulation guidelines are adhered to in all working practices and behave in accordance with these rules and Treating the Customer Fairly guidelines
3. To complete all mandatory online training courses in a timely manner and to take part in optional training courses as considered appropriate by the Head of PRS
4. To be courteous and professional in all dealing with clients, customers, contractors and the general public
5. To actively seek to obtain new instructions for the Company
6. To be punctual at all times and to comply with the company Dress Code
7. To develop business relations with group members in order to maximise cross-selling opportunities
