Here at UPP we have a new opportunity for an Area General Manager who will be responsible for building strong relationships with our University Partners and the on-site teams, whilst delivering and fulfilling the contracted services within the agreed Service Level Agreements (SLAs). The Area General Manager will also be responsible for managing operational budgets, monitoring statutory compliance and ensuring that the overall delivery meets the satisfaction of our university partners and our students.
Reporting to the Operations Director (North) and working with the support from the relevant Deputy General Manager, you will monitor and appraise service delivery to ensure continuous improvement, identify new revenue-generating opportunities which will enhance the customer experience and ultimately ensure the smooth day-to-day delivery across the university sites. It will be important for you to build and manage effective relationships with our university partners.
You will oversee various directly employed teams and sub-contracted staff responsible for delivering first-class services for our partners which include reception and customer services, maintenance, cleaning and general facilities management. You will ensure that we are operating within the agreed SLAs, meeting any compliance, statutory and/or Health & Safety obligations, plus ensure our teams are well equipped and supported through effective training and development. To do this successfully you will need to ensure the right systems, processes and policies are in place and continuously monitored.
This role will support our Leeds, York and Hull university campus sites so you will ideally live in one or close to one of these areas and there will be regular travel to each of the sites.
Role responsibilities for Area General Manager will also include:
1. Monitor service delivery functions ensuring they are compliant with the underlease, facilities management contract and any service level agreements.
2. Plan and deliver the annual Planned Preventative Maintenance programme (PPM).
3. Manage all planned and reactive maintenance work and responding within a tiered SLA.
4. Liaise with the university clients, student bodies (e.g. student union) and individual students to deal with any issues relating to our service provisions and/or accommodation.
5. Monitor the quality and cost-effectiveness of our suppliers and services for the site.
6. Deliver against revenue targets (term time rent, summer vacation income etc.) plus identify other appropriate revenue-generating opportunities to enhance the service.
7. Oversee operational and lifecycle budgets for the area including staff and running costs.
8. Manage the budget (profit and loss), approving and authorising expenditure to authorised levels.
9. Report as required on financial performance (income and expenditure), operational performance and service delivery performance.
10. Manage the activities, training, wellbeing and safety of the site teams including the validating and submission of leave requests, timesheets, absence documentation and completion of training records.
We are looking for you to already have worked in a similar role (PBSA) and facilities management environment with extensive experience of successfully managing multi-disciplined teams ideally across multiple locations, experience managing senior stakeholders and partners, and be used to working within defined SLAs and with KPIs.
You will be commercially driven and have excellent customer care skills with the ability to multi-task and remain calm under pressure.
You will also have a good understanding of general management techniques gained within a large and complex organisation able to work collaboratively and professionally and apply both pro-active and re-active management skills and methodology when needed.
Overall, you will confidently lead by example, motivating and sharing your knowledge with others to continuously support and develop the team.
