Senior Project / Contracts Manager
Our client based in Kent they specialise in high–end residential refurbishment / construction projects, 80% of our construction work is D&B, the remainder we take on a main contractor role and work with a third party design team or client side QS/PM.
They are currently looking to recruit an experienced Senior Project / Contracts manager with a proven track record in delivering projects up to a 5m construction value.
The successful candidate will be directly responsible for running 1 or 2 projects personally as well as overseeing two project managers, a freelance QS and a procurement officer. As the department grows the intention is for the role to become more of a full time Contracts Manager role and not personally oversee projects.
They are a small team so we are looking for a candidate with a problem–solving mindset, excellent construction knowledge and organisational and professional project management skills. He/she should also have a deep pool of trade and subcontractor contacts and the ability to work quickly and effectively to tight deadlines.
Job role
* Set up project Programmes and ensure these are being managed optimally
* advise the in–house design team during pre–construction
* identify problems and offer solutions prior to and during construction
* Ensure all work is being carried out to current regulations and as efficiently as possible
* Manage Project & Site Managers
* Work with our QS to appoint and contract all sub–contractor packages
* Take full responsibility for setting up subcontractor contracts
* Hold regular meetings with project managers to assess progress against critical path and track key risk areas
* Oversight of All aspects of Health & Safety
* Work closely with the Procurement department to ensure materials are being procured optimally
* Manage monthly client reporting and valuation process
* Manage monthly CVRs and project costs
* Produce monthly financial and progress reports for the management meeting
Experience required
* Extensive UK based high–end residential construction experience
* Professional project management best practices (PRINCE2 or equiv)
* Experience of Procore highly desirable
* Health & safety trained, full understanding of CDM regs
* Full and clean driving licence is essential
* Excellent communication skills
* Expert knowledge of contracts
