Who Does This Role Report Into? Associate Director - FM
Role Summary / Purpose and Scope
Overseeing day to day running of Nexus, London, which is a 157,000 sq ft multi-let office building comprising 14 floors including two ground floor retail units.
High levels of Client Engagement and Customer services required, with good management of contractors, security staff, maintenance and cleaners as well as 3rd party contractors whilst having due regard to expenditure and current legislation.

Skills (People & Technical)
1. Health, Safety and Environmental Management - ensuring all legal requirements and the requirements of ISO 14001 and ISO 45001 are met, advising Client and occupiers as appropriate.
2. Budget setting, management and reconciliation
3. Occupier management
4. Ability to manage contractors to ensure PPM works and reactive maintenance is carried out in line with company policies and procedures
5. Working closely with the LOB FM team to ensure cost recovery and central budgets are effectively managed.
6. Work closely with surveying colleagues and central support functions to ensure client strategy is executed
7. Develop rapport with occupiers and look at ways of occupier engagement through placemaking opportunities and events in close liaison with the Occupier Services team where required.
8. Attention to detail and high levels of occupier engagement and customer service will be required
9. Able to use own initiative
10. Effective PC skills, including working knowledge of Microsoft and Google packages
11. Pro-active, flexible attitude to changes in the company, IT systems and the role

Experience and Salary
Level of Experience / Certifications:
1. IOSH or NEBOSH desirable
2. Experience of working in a similar role
Working Hours: 9am - 5.30pm Monday - Friday
Salary Range (Based on Experience): GBP 55,000 - GBP 60,000 per annum, depending on experience.
