Zachary Daniels have partnered with an amazing Luxury business who are seeking a highly motivated and experienced individual to join their team as a Property Manager.
In this role, you will oversee the day-to-day operations and administration of a diverse portfolio of properties. Additionally, the ideal candidate should possess a high level of motivation, a comprehensive understanding of property management, and a commitment to delivering exceptional customer service.
Main Responsibilities:
* Foster positive relationships with tenants by addressing inquiries, concerns, and requests promptly, ensuring a high level of tenant satisfaction and retention.
* Manage lease agreements, including lease renewals, negotiations, enforcement of lease terms, and move-ins/move-outs.
* Oversee and coordinate property maintenance activities, including repairs, renovations, and routine inspections. Work with contractors and maintenance staff to ensure timely and cost-effective property upkeep.
* Develop and manage property budgets. Monitor rent collections, handle financial transactions, and ensure all financial records are accurate and up-to-date.
* Collaborate with contractors, vendors, and service providers to obtain competitive bids and ensure quality services. Manage vendor relationships and performance.
* Stay informed about local, state, and federal regulations related to property management. Ensure properties comply with all applicable laws and regulations.
* Develop and implement marketing strategies to attract and retain tenants.
* Advertise available properties through various channels and conduct property showings.
* Conduct thorough tenant screening processes, including background checks, credit checks, and rental history verification, to select qualified tenants.
* Respond promptly to emergencies and address issues such as property damage, maintenance emergencies, or tenant disputes. Implement and communicate emergency procedures.
* Prepare regular reports on property performance, financial status, and maintenance activities. Maintain accurate and organized documentation for each property.
