About the Role...
The Area Director of Finance - EMEA will be a strategic leader responsible to oversee, plan and direct the accounting and finance operations at all SH Hotels in EMEA. This position will implement and maintain effective tools and analysis to drive strong financial performance and safeguard the company’s various assets.
What You’ll Do:
The Area Director of Finance is a strategic financial business leader for the properties that champions, develops and implements portfolio-wide strategies that deliver results to meet or exceed financial targets, enhances processes and controls and enforces compliance. This position provides financial expertise to enable the successful implementation of finance department initiatives and standard operating procedures while maximizing the return on investment.
Key focus areas of this role are as follows:
* Function as a strategic business partner to the Area Managing Director and the Regional Team. Leverage strong financial expertise and business acumen to influence the strategic direction of the operations, identify opportunities for growth, optimize the allocation of financial resources, and drive business results. Advise the Area Managing Director on existing and evolving business/financial issues and protect and strengthen the competitive advantage by supporting sound business and financial decision making.
* Effectively lead the execution of finance and accounting responsibilities for the region including overseeing the preparation of the annual business plans and operating budgets, forecasts, internal controls, financial analysis, cash management, balance sheet reconciliation, financial reporting, P&L accuracy, capital expenditure budget, etc. Educate property teams on key financial processes.
* Help enhance the team’s business skills. Educate teams on sales and profit maximization and cost control; provide ongoing analytical decision support & tools to ensure revenue goals are met and expense opportunities are identified and addressed.
* Use financial analysis and market information to anticipate needs, identify business/financial issues, and recommend actions to maximize financial return. Identify opportunities to create value by challenging existing processes, encouraging innovation and driving necessary change through calculated risk taking.
Building Relationships/Owner Relations:
* In partnership with the Area Managing Director, develop a trusting and effective business partnership with the property owners by understanding the management contract, deal structure, and the owner's ROI expectations. Provide valuable information to owners and the regional team, give meaning or context to the financial results, and demonstrate a solid understanding of cash flow and owner priorities. Proactively anticipate and address owner's needs. Pull in resources as necessary to help to resolve owner relations/contract issues.
* Effectively manage communication with owners. Regular dialogue and presentations to owner’s representatives on actual and forecasted financial results. Development and presentation of business cases.
* Build effective working relationships with the rest of the property leadership team, regional and corporate groups, external customers, partners and auditors. Effectively leverage resources outside of own area.
Additional focus areas:
* Manage Finance teams at properties providing training, coaching and counseling.
* Ensure Finance teams have tools to execute their role and are held accountable for performance.
* Corporate cost center management & reporting.
* Maintain SOPs
* Assist in compliance with Country and Local Laws
* Review Property Internal Audits, Review Financial Statements including Balance Sheets and Forecasts including Income Statement and cash forecasts and actively participate in monthly financial reviews.
* Hold properties accountable to the Month-end Close Schedule and related deliverables
* Review all Purchase Orders over 100k
* Review all Expense Reports for DOFs
* Attend Bi-Weekly DOF Meetings
* Monitor each Hotel’s Daily and Weekly Performance (Revenues, Labor, Pickup, Expenses)
* Promote a positive work environment for team through support, engagement and development.
* Provide recruitment assistance for finance management positions.
* Oversee property budget creation and presentations
* Work closely with Area Managing Director and the Development Team on Potential Projects
* Review and critique new deal proformas
* Create Zero Based Budgets for Starwood Capital Projects
* Review and provide input on pre-opening budget Payroll
* Member of the Preopening Teams
* Attend and participate in all preopening meetings.
* Taskforce to properties during their openings.
* Setup of Finance Systems
* Onboard and Train new Finance Teams
* Assist IT with the selection and setup of new Payment Systems
