Very unique opportunity at Regional Director level working for an extremely acquisitive Industrial and Logistics Fund, with ambitious plans to continually expand their AUM across the UK. They have far exceeded their 2024 target for capital deployment already and are widely recognised the industry leader in this fast paced sector.
They have an international commercial property portfolio and a very well respected and experienced team. They now need to further expand by bringing on a senior and experienced Regional Director with the ability to mentor and manage a geographically diverse team of very dynamic and driven individuals. The role is North West based and you’ll take P&L responsibility for a large portfolio across the region
The responsibilities include the below:
* Lead the region and drive team performance and team culture and approach
* (Co-) Lead in the acquisition and disposition process by sourcing opportunities, performing hold/sell analysis, and assessing investment opportunities in conjunction with the Transaction team.
* Take a leading role in aim to become the most customer and climate focused real estate company in Europe
* Implement a sustainable regional asset management strategy for existing and future assets driven by effective management and defining the highest and best use scenario for each individual asset
* Actively look for and exploit opportunities to add value in the regional portfolio by performance optimization, attractive leasing, (re-)developments, and refurbishments.
* Review and ensure an annual budget recommendation (MLA, capex and opex) for the region as part of the overall business plan of the country, including refurbishments, extensions, and redevelopments.
* Deliver timely and accurate reporting on the property portfolio performance evaluations and financial projections and maintain the data on the portfolio
* Ensure management of all lettings, renewals, rent reviews, lease surrenders and associated capital expenditures in the regional portfolio and optimize the rent by negotiating and reviewing commercial terms. Ensure management of external brokers.
* Ensure collaboration with the Construction & Project Management team to ensure major capex items and (re) development are executed according to plan.
You’ll bring:
* A minimum of 10 years Asset Management experience, ideally within the Industrial and Logistics sector although this isn’t mandatory
* At least three years of team management experience, with the ability to manage and delegate team activities, allocate resources and inspire the team members
* Local knowledge of the North West market and networks within the region
* A good head for numbers with the ability to validate valuations and create forward-looking financial projects
