Job Summary and Key Responsibilities:
Reporting to the Regional Director, Leaders are seeking an Area Manager within Property Management to join our dedicated and dynamic team based in the Midlands. To be successful within this position, you will need to be at current Management Level with experience leading a team, ideally also with experience in overseeing multi-branch locations with a vast portfolio. You will oversee a team of Property Managers and Inventory Clerks as well as Team Managers and Head of Centres; providing day-to-day support and ensuring the smooth running of the PM Hubs and supporting the Regional.
Key Responsibilities:
* Providing support and guidance to the Property Management Team and Head of Centre with respect to their role, productivity and output.
* Assisting the Property Management Team Leaders and Head of Centre with ongoing recruitment of PM/PI roles within the region.
* Supporting audits of property management departments and taking action where appropriate.
* Ensuring that property management best practices are shared.
* Overseeing Gas daily to ensure processes have been adhered to, having relevant conversations.
* Monitoring teams' overdue workflows, works orders, and property visits, having relevant conversations.
* Monitoring Property Management reports and having relevant conversations.
* Working on group projects or initiatives with the Regional Director to ensure successful implementation.
* Direct line management responsibility for the Senior Team within the Hub.
* Conducting interviews.
* Communication – Carrying out and recording monthly Managers Meetings and 1 to 1’s. Cascading Company directives/initiatives. Ensuring the smooth and adequate flow of information and reporting to facilitate other business operations.
* Compliance – Ensuring Company policies and procedures are adhered to; including all relevant legislation is maintained and monitored.
* Complaints – Empowering staff to resolve complaints and escalating when necessary; referring to the complaints procedure. Helping investigate customer complaints and proposing/undertaking appropriate responses when a complaint cannot be resolved by a staff member.
* Creating efficiency and monitoring costs in all areas of operation while maintaining high standards of deliverable service.
* Ensuring teams provide excellent customer service and customer experience. Implementing a local quality control strategy to monitor customer experience. Regularly monitoring reviews, providing recognition and encouraging improvement to teams.
* Developing a talent pool and succession plan by identifying and nurturing rising stars. Offering and providing relevant coaching and training to ensure staff retention, development, and recognition of success.
* Achieving budgeted and enhanced profitability through the success of the business – working closely with the Regional Directors to hit this objective.
* Identifying possible opportunities to enhance the level of service provided to both internal and external customers. Discussing with the Regional Director and assuming responsibility for implementation.
* Ensuring adequate cover in the department when it comes to holidays and days off.
* Monitoring the workload of the Property Management Team, being aware of any issues that may affect staff morale.
* Being the point of contact for the lettings/Branch managers to resolve issues with the property management team.
* Being a point of contact for out-of-hours emergencies and acting in accordance with best judgment.

* Minimum 4 years of Property Management experience.
* Up-to-date knowledge of legislation.
* Full UK Driving License Required
