To help Irwell Valley achieve our vision of “creating fantastic places to live and enjoy life”, you will be responsible for the day-to-day operational management of our Leasehold, Shared Ownership, Private Rented (Market Rent and Intermediate Market Rent), Commercial Leases and Freeholders, Conveyancing, Land and Property Purchasing customers and colleagues, blocks and properties.
You will implement policies and procedures that support an effective, professional leasehold management service, ensuring all legal requirements are complied with for all services and major works involving leaseholders.
In this role, you will be responsible for:
1. Delivering and monitoring a coordinated and consistent approach to the delivery of Lease and Tenancy Management, block management, Lease Assignments and Extensions, Land and Property purchases, ensuring all transactions meet legal timelines and requirements.
2. The monitoring and management of service contracts including ground maintenance, communal cleaning and window cleaning services.
3. Ensuring all relevant major works and Long Term Qualifying Agreements are commissioned through Section 20 process and lead on First-tier Tribunal applications for challenges and dispensations.
4. Developing and maintaining strong positive working relationships between all relevant internal teams to ensure the delivery of seamless, excellent customer experience, asset management, compliance and fire safety.
5. Assisting in reviewing relevant policies and procedures to ensure working practices are up to date, relevant and cost effective.
6. The management of identified leasehold and private rented schemes and properties, their environment and customers.
7. In Leasehold properties, leading on setting and managing the service charge budgets, managing repairs and insurance claims, managing all expenditure and leading on Section 20 consultations and helping manage the sinking funds.
8. Working with homeowners in our leased properties, customers of our private rented properties, colleagues in asset management and compliance, as well as our financial team.
9. Continuously assessing and managing risk within the Risk Framework and actively implementing control and improvement measures to mitigate risks to customers, property, colleagues, financial performance and organisational reputation.
10. Ensuring that a strong customer focus is maintained in accordance with Irwell Valley Homes values.
We need people who have:
1. Knowledge of social housing and housing legislation.
2. Knowledge of Leasehold, Shared Ownership, Private Rented (Market Rent and Intermediate Market Rent), Commercial Leases and Freeholders, Conveyancing, Land and Property Purchasing customers and colleagues, blocks and properties.
3. Experience of dealing with challenging situations and complex lifestyles.
4. Knowledge of GDPR and Equality, Diversity and Inclusion.
5. Knowledge of the political and legislative influences which may affect service delivery.
6. A flexible approach to working hours (including evenings and weekends).
7. A valid driving license.
