The Estates Department at Black Country Healthcare NHS Foundation Trust is looking to recruit a Band 3 Maintenance Operative to undertake a wide range of basic maintenance tasks predominantly across the Sandwell region of our Trust, with occasional needs to help out across other Trust sites across the Black Country.
An enthusiastic attitude and willingness to help others is more important than previous healthcare experience.
Successful applicants will need to have a flexible approach to work, be physically fit, and assist with various maintenance tasks across all engineering and building disciplines. The workload will be varied, but there will be a requirement to undertake some repetitive tasks.

Main Duties of the Job
Primarily to support the Estates department with electrical and building fabric safety compliance work. To assist and escort external contractors as required. Also, to assist in undertaking minor improvements, repairs, and building maintenance across your designated sites as directed by your Supervisor, ensuring compliance with the Trust safety standards and procedures.
Job Responsibilities
Job Purpose: To provide an efficient maintenance service at the various Trust properties.
Key Responsibilities:
1. Legionellae: Whole site responsibilities to include monitoring i.e. water usage and remedies, temperature checks, record keeping both electronic and paper records reporting to and liaising with Supervisor. Also includes chlorination of storage tanks and systems.
2. Plant and Services: Carry out safety checks on all site plant and services, reporting leaks, faults, etc., for rectification.
3. Planned Preventive Maintenance: Work with P.P.M. consultant to achieve a working plan for services inspection and safety to implement and carry out a strict P.P.M. regime.
4. Building Maintenance: Carry out maintenance of building services i.e. fixtures and fittings, floors, windows, doors, painting & decorating, roofs, gutters, and downpipes.
5. Plumbing: Plumbing maintenance of a semi-skilled nature, i.e. renewal of toilet seats, re-washering taps, and repair of minor leaks.
6. Grounds & Gardens: Carry out all garden maintenance to include organizing and supervising gardening contractors.
Any Special Requirements:
Participation in an estates on-call rota dealing with a wide range of estates-related problems not necessarily within your trade. Overtime may be required in order to maintain essential equipment/services. Flexible working hours may be periodically required to maintain essential services.
Person Specification
Education/Qualifications
* GCSE in Maths and English at level 3 or 4 (grade D or above) or functional skills level 2.
* City & Guilds or NVQ Level 2 in a construction-related discipline.
* IPAF, PASMA, Abrasive wheels, Asbestos awareness etc.
Experience and Knowledge
* Experience of working unsupervised in repair and maintenance activities.
* Understand and demonstrate basic competency and safe working practices (electrical, plumbing/mechanical, and building).
* Completion of a registered apprenticeship or structured training program in Building or Construction for a minimum of 3 years.

Salary: £24,071 to £25,674 a year per annum + Overtime when/if available.
