An exciting opportunity has arisen for a contract/permanent position as Principal Surveyor – Stock Condition & Major Works in West London covering Kensington and Chelsea patches with a Local Authority.
*** 2 day compulsory office, and rest of the week to be spent between home and site visits***
Main Objective:
1. To provide a surveying service across property services, to all geographical locations. To undertake surveys of domestic properties and associated assets to determine the scope of work required, taking into account stock condition, Housing Health & Safety Rating System and Energy Efficiency.
2. Ensure that all relevant information is captured and uploaded into the Asset Management System. Responsible for the effective collection of data relating to HHSRS and the assessment/rating of stock.
3. Responsible for diagnosing causes of defects relating to fabric and structural failure to domestic dwellings and blocks of flats. Undertake detailed, Condition Surveys, Technical Due Diligence Surveys, Planned Preventative Maintenance Schedules, Dilapidations Surveys and Licences for Alterations Agreements.
4. Provide a lead role supporting the Property Services QA Project Manager by overseeing delivery of a range of technical surveying functions. These include pre and post-inspections of works including quality and cost checks, asbestos management surveys, CDM regulation and void specification checks.
5. The Postholder will manage complex cases/major works and oversee litigation cases and work closely with legal services and solicitors to limit Council liability. Able to work to demanding performance standards, maintaining close control over budgets & close oversight of the health and safety of officers working in resident’s homes. They will be expected to balance workload and prioritise cases according to the needs of the business and residents.
6. In addition to the core duties of the role, there is a need to co-operate closely with other departments in the council to provide a joined up service to our residents. The effective management of complaints and casework is crucial to guarantee the high performance of the service and the provision of advice to colleagues across housing management.
