Lead Electrical Maintenance Engineer
We are currently seeking a Lead Electrical Engineer to work on a corporate contract within Central London.
Location: London Farringdon Street, with additional cover at The Strand, London Wall, Bishopsgate as and when required.
Core Hours: Monday to Friday, 08:00am - 17:00pm
The Role
1. Close liaison and working relationship with the Contract Delivery Manager.
2. Operate all systems within the buildings in a competent, effective, and efficient manner.
3. Act as the Duty Authorised Person (LV) whilst on duty on London sites.
4. Review RAMS and issue relevant site Permits as part of the Safe System of Work.
5. CAFM system completion of PPM and reactive tasks within SLAs.
6. Comply with both statutory and company health, safety, and environmental regulations and policies.
7. Timely implementation and recording of statutory inspections including accurate log book recording of fire, access equipment, and water hygiene records within their specified folders, completing regular audits on the folder management.
8. Control of 3rd party contractors including monitoring of work performance and standards, including internal auditing where applicable.
9. Ensure that Specialist Service Provider worksheets are signed off, the quality of work is inspected, and recommendations are escalated to CDM.
10. Take responsibility for escalating critical incidents and producing and submitting incident reports within the prescribed timescales in conjunction with contract obligation.
11. Support team members on site to run the building and promote/encourage cross-training in other aspects of the building.
12. Ensure that plant areas, workshops, stores, changing/rest areas, etc. are kept to the highest level of housekeeping.
Responsibilities
1. Lead engineer for 4x London sites - attend regular stakeholder meetings to provide updates and technical advice.
2. Supervise and delegate work to account-based Fabric technicians.
3. Generate quotes for OOH/complex work.
4. Good catch/nearmiss reporting.
5. Supervisors audit inspection monthly.
6. Submit Timesheets weekly & ensure CAFM (Corrigo) system is regularly updated and used as the main information tool.
7. Will be expected to manage assets, troubleshoot, and engage with specialist contractors for all building systems, Stat and non-stat PPM including but not limited to the following:
1. Building Management Systems and electrical monitoring.
2. Air handling, air conditioning, and terminal units - VAV and CRAC.
3. L8 monitoring.
4. Domestic water services.
5. Fire prevention and detection systems.
6. Sprinklers.
7. Fire alarm and voice alarm.
8. Fire suppression.
9. Generators, load banks, and controls.
10. UPS systems.
11. Emergency lighting.
12. Low voltage switch panels and associated breakers.
Qualifications
1. Approved apprenticeship/NVQ or C&G in Electrical Engineering.
2. 18th Edition IEE: Wiring & Installation - (Desirable).
3. Previously LV/HV Authorised Person.
4. Excellent communication skills and the ability to deal with staff and customers at all levels.
5. Formal qualification in electrical engineering (L3 or equivalent).
6. Experience as an end user of Building Management Systems.
7. Intermediate computer literacy using Windows Office applications (Word, Excel, and Outlook).
8. Self-motivated and able to work on own initiative as well as part of a team.
9. Excellent numeracy and literacy skills, with experience of report/quote writing.
