EXPERIENCED Senior Lettings/Branch Manager Package: Salary : £24k–28k basic salary with an OTE of £65-£70k, which means there are opportunities to earn commissions or bonuses based on performance (e.g., hitting targets for letting properties, increasing the property portfolio, etc.). Car/Allowance : The company provides a Vauxhall Grandland as a company car, or there is the option to take a £3,600 annual car allowance instead. Key Responsibilities: Valuation & Instructions : The Senior Lettings Manager will likely be responsible for carrying out property valuations for potential landlords and securing new property instructions for the branch. This could involve conducting property appraisals, giving advice to landlords on market conditions, rental prices, and property presentation to ensure they’re competitive in the market. Staff Management : The role includes managing a team of lettings agents, providing guidance, setting expectations, and supporting professional development. Ensuring the team meets targets and maintains high standards of customer service and client satisfaction is key. P&L Responsibility : As part of senior management, you’ll have responsibility for the Profit & Loss (P&L) of the branch. This includes monitoring income (rent roll) and controlling costs, ensuring the branch remains profitable. You’ll need to review financial reports, manage budgets, and take corrective action where needed. Branch Performance : The branch is already the second most profitable in the region, so you’ll be expected to maintain or even improve this position. This might involve creating and implementing strategies to grow the portfolio, improve team performance, and increase revenue. Portfolio Management : The branch has a portfolio of 250 properties. You’ll need to ensure these properties are efficiently managed, that tenant retention is high, and that there are minimal void periods. You may also have to manage relationships with landlords, ensuring their properties are being leased and maintained to a high standard. New Business Development : Growing the property portfolio and acquiring new landlord clients will likely be part of the role. Developing strong client relationships and using a proactive sales approach could be vital for meeting your targets. Compliance & Legalities : You will also need to ensure compliance with all legal and regulatory requirements related to letting properties. This includes understanding the latest rental laws and safety regulations and ensuring the branch operates within these boundaries. Ideal Candidate : You’d need experience in lettings and property management, likely in a senior or management role, to handle the responsibilities associated with a branch of this size.
