National Estate Agency Director
Salary: £110k basic plus commission/bonus.
Current Role and Responsibilities
1. Direct and indirect management of the firm's national network of 14 offices across Scotland (Estate agency) including the major cities of Aberdeen, Edinburgh, Glasgow, Perth, and Stirling.
2. Managing the staffing solution including overseeing recruitment, training, and regular one-to-ones with managers and key estate agency staff.
3. A key stakeholder and driver in terms of developing, managing, and promoting the firm's estate agency model both externally and internally.
4. Liaising with the management team and partners of the firm in agreeing annual budgets, targets, and monetary controls in relation to individual cost centres and firm-wide.
5. Working with the partners and managers across the network to ensure delivery of the pre-agreed targets and where possible further develop growth and market share across all regions.
6. Motivate and encourage the estate agency staff across the network to perform to the highest of standards and to meet the standards of professionalism expected by the firm.
7. A driver in assisting and supporting the managers and staff across all offices and regions to achieve bonuses whether that be as individuals or as part of a team.
8. Manage the collation of regular MI reports and reporting on monthly and annual performance to branch managers, partners, and the management team.
9. Organising and reporting on half annual mystery audits carried out across the office network.
10. Ensuring full adherence to the firm's risk management, regulatory, and compliance controls and processes.
11. A conduit in bonding and supporting other areas of the business which are closely linked with estate agency including conveyancing, mortgages, and leasing to ensure a strong, joined-up, and targeted approach across all sectors.
12. A valuable contributor and presence at essential internal meetings including front line solicitor meetings (property), national branch manager meetings, staff and salary review meetings, half annual general meetings, as well as regular attendance for campaign and strategy marketing meetings.
13. Bringing an awareness of what our competitors are doing in the marketplace and what tools or ideas are needed to compete and to keep the firm ahead of the competition across all regions within the country, with a strong focus not only on traditional marketing solutions but digital and website too.
14. Ensuring adherence and development across the office network of the firm's preferred systems and processes (familiarity with Reapit, our proprietary software package, is not essential but certainly an advantage).
15. Managing supplier relationships essential to the running of the firm business including Reapit, property portals such as Rightmove, Solicitor Property centres, and Residential surveyors.
16. Being the first point of contact particularly with residential house builders and developer clients seeking guidance in relation to new housing developments, PX schemes, or individual projects.
17. Liaising with our PR team and representing the firm as a recognised expert in the field of residential property.
18. Discussing, agreeing, and assisting with the implementation of new policies along with the management team/HR, designed to improve and further develop the working conditions of our staff and teams across the network.
19. Attending internal firm events and further representing the firm on occasion at business breakfasts, client and supplier events, and networking opportunities.
