We’re making a significant investment to revitalise the Horse & Jockey, ensuring it becomes a true hub for both the local community and visitors.

The Horse & Jockey is located in the city of Wrexham. The pub is surrounded by shops, food and retail outlets and mixed housing. It is well-positioned to benefit from the area’s growing foot traffic, thanks to its proximity to well-known attractions like the Wrexham A.F.C.
The customer base is varied and is made up of a mixed age group ranging from early 20’s right through to senior customers, age 65+.
The offer
The Horse & Jockey is available on our investment tenancy agreement. The Horse & Jockey will provide a broad drinks menu featuring lagers, ciders, spirits, wines, and cask ales. This diverse selection offers something for everyone, giving you the flexibility to cater to both regulars and visitors seeking a premium experience. A classic pub menu will be in place, designed to suit a variety of tastes. It will complement the drinks offer, ensuring steady footfall throughout the day for both casual diners and families. The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.
Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build-up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 months' rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 months' rent will be required for operators trading under a Limited Company with no Guarantors.
