An exciting opportunity has arisen for a motivated and results-driven Property Sourcer to identify and secure high-quality properties for investment, sales, and rentals. This role involves market research, property acquisition, and building strong relationships with landlords, developers, and industry professionals.
Responsibilities:
1. Property Acquisition
2. Source residential and commercial properties suitable for sale or rental.
3. Conduct market research to identify emerging opportunities and trends.
4. Develop and maintain a strong pipeline of properties in high-demand areas.
5. On & Off Market Sales
6. Identify opportunities for landlords to utilize on and off-market services.
7. Carry out appraisals and oversee marketing and compliance processes.
8. Collaborate with estate agents, letting agents, and marketing teams.
9. Manage lead pipelines and prospecting through CRM systems.
10. Client & Stakeholder Engagement
11. Establish and nurture relationships with landlords, developers, and property vendors.
12. Negotiate terms and pricing to achieve the best outcomes.
13. Represent the business at networking events to build connections.
14. Develop partnerships with accountants, solicitors, and other professionals.
15. Market & Industry Knowledge
16. Stay informed on property market trends, legislation, and competitor activity.
17. Identify gaps in the market and potential growth opportunities.
18. Work alongside estate agents, letting agents, and internal teams to align sourcing strategies.
19. Ensure all properties meet legal and compliance standards.
20. Maintain accurate records and documentation.
21. Continue professional development through training and self-learning.
Minimum Requirements:
1. Proven experience in property sourcing, estate agency or property investment.
2. Strong knowledge of the Essex & Suffolk property market.
3. Excellent negotiation, communication, and relationship-building skills.
4. Self-motivated, target-driven, and capable of working independently.
5. An existing network of industry contacts.
6. Understanding of property regulations and compliance standards.
