About the Role:
My client is expanding in the Midlands, and are looking for a highly motivated and experienced Property Manager to oversee the management of residential properties in Worcester. As a key member of our client's team, you will be responsible for ensuring the properties under your care are well-maintained, tenants are satisfied, and the properties comply with all legal requirements.
Key Responsibilities:
* Property Management: Manage a portfolio of properties, including maintenance, inspections, and tenant relations.
* Tenant Relations: Act as the primary point of contact for tenants, addressing queries, complaints, and coordinating solutions efficiently.
* Maintenance Coordination: Organise and oversee property repairs and maintenance, liaising with contractors and ensuring high standards are met.
* Rent Management: Ensure timely collection of rent and other charges, issuing reminders and handling arrears professionally.
* Compliance: Ensure properties comply with all local regulations, health and safety standards, and landlord/tenant laws.
* Budget Management: Prepare and manage budgets for property upkeep and repairs, ensuring cost-effectiveness.
* Reporting: Maintain accurate records of property operations, tenant communications, and expenses, preparing reports for senior management or property owners.
Requirements:
* Minimum of 2 years of experience in property management or a related field.
* Strong knowledge of landlord/tenant laws and property regulations in the UK.
* Excellent communication and interpersonal skills to build strong tenant and client relationships.
* Proficiency in property management software and Microsoft Office Suite.
* Ability to work independently, prioritise tasks, and manage time effectively.
* A full UK driving license is preferred but not required.
