We are currently recruiting for a Building Service Manager in the Sheffield area.
Summary of Role:
Applicable to the management of Building Services (mechanical, electrical, and public health systems).
Manage the on-site design process at 'RIBA Stage 4 and 5 - Technical Design and Construction', in accordance with the VCUK Design Management processes and procedures.
Specific Tasks and Responsibilities:
1. Assist the Regional/Senior Design Manager in discharging their tender stage tasks and responsibilities.
2. Review the Project Information including the Employer's Requirements, Contractor's Proposals, and Design Team appointments to brief the Design Team on their contractual obligations and their corresponding duties.
3. Agree, in conjunction with the site team, the specialist subcontractor procurement strategy.
4. Produce and agree the Project Stage Design Programme and associated Design Deliverables with the primary, secondary, and specialist subcontract designers and monitor/report on progress.
5. Produce and agree the Project Stage Specialist subcontractor Procurement Schedule and Installation/Commission Programme.
6. Monitor/report on progress to ensure overall progress against the programme is maintained.
7. Establish and agree the project Common Data Environment (CDE), the project file structure, virtual file links, email file links, security rights, workflows, and voting rights.
8. Establish the frequency and content for all design coordination workshops and progress meetings.
9. Produce the project-specific Design Management Plan (DMP) and BIM Execution Plan (BEP) and monitor compliance.
10. Close out design assumptions, design opportunities (VE), design risks (HSE/CDM) made during the early stages of the design or the tender process.
11. Verify that all new design documentation is compliant, coordinated, affordable, and buildable on a weekly basis in accordance with the DMP.
12. Manage the submission and timely approval of all reviewable design data.
13. Assist in the commercial and technical review of specialist subcontract tender returns, establish interfaces, and review alternative designs.
14. Prepare technical submissions for alternative designs, systems, components, product, and/or material proposals for client approval.
15. Progress the discharge of all outstanding Planning Conditions and the approval of all Building Regulation matters.
16. Manage the post-contract change control process in accordance with the DMP.
17. Ensure all primary, secondary, and specialist subcontractor Design Risk Assessments are produced for review and approval.
18. Chair and record the outcomes of all primary, secondary, and specialist subcontractor design workshops/meetings.
19. Obtain responses to primary, secondary designers' TQs from the client's team and specialist subcontractor TQs from the primary designers.
20. Monitor the production and quality of all design documentation against the agreed Design Quality / Key Performance Indicators.
21. Review and approve primary and secondary designers' Applications for Payment.
22. Obtain Design Reports from primary and secondary designers to accompany the monthly CVRs.
23. Progress the approval of all specified design certificates including CDM, BREEAM, Secure by Design.
24. Ensure that all changes to primary and secondary design work are incorporated in the As-Built design documentation.
25. Undertake design performance reviews for all primary, secondary, and specialist subcontractor designers.
26. Assist the Document Controller in archiving all final issue design documentation, for all As-Built Drawings, O&M Manuals, Health and Safety File, and Post Construction Stage BREEAM certificate.
27. Undertake or commission design autopsies on primary/secondary design defects.
28. Produce a project-specific Best Practice / Lessons Learnt paper.
29. Procure, agree, and monitor sub-contractor method statements.
30. Advise on the approach to manage the physical interfaces between Building Elements and Systems.
31. Establish quality benchmarks, review regularly, and undertake final acceptance.
32. Manage the installation of utilities.
33. Manage the commissioning, witnessing, and validation of test results and user training.
34. Soft landing support for operational handover of systems.
