team at HMS, supporting exciting projects across Liverpool, St Helens, and Warrington.
In this critical role, you’ll ensure seamless design coordination by working closely with consultants, construction teams, and
client representatives. From pre-start to project completion, you’ll play a vital role in driving efficiency, minimising delays,
and ensuring planning and building regulations are fully met.
You’ll help HMS achieve its growth ambitions by coordinating design documentation, facilitating smooth transitions between phases,
and producing client maintenance documentation. If you thrive on collaboration, attention to detail, and delivering exceptional

Responsibilities:
* Act as HMS Operational Design team Lead throughout the delivery process and ensure the design management procedure is followed
and act as the chair of design team meetings during the construction phases of a project.
* Provide support to the Construction Manager and Construction teams in delivering projects. Assist the planning co-ordinator and
Construction Manager in creating delivery programmes along with Risk Assessments, method statements and any other support
required through the construction process.
* Attend and lead design team meetings for projects in the mobilization and construction phase and throughout the lifecycle of a
project.
* Coordinate designs on construction and refurbishment projects, including structural engineer, architect, landscaping, M&E etc.
* Attend pre start meetings with clients and sub-contractors where necessary.
* Assist the delivery team in value engineering and finding the most cost effective and time effective way to build or refurbish
a project whilst not contravening planning or contractual requirements.
* Interrogate consultants designs and provide support to the construction team in interrogating sub-contractors design
submissions to ensure they provide value for money and time for HMS, and are fully contractually compliant, as well as being
compliant with the latest building regulations and best practice.
* Assist the commercial department by ensuring contract design novations are in place within the required timescales.
* Assist with all section agreements and liaison with statutory authorities until executed.
* Monitor and ensure all Building Regulations and planning conditions are addressed and discharged in good time.
* Assist the Construction manager and site teams in compiling Information Release Schedules and monitor and ensure timely
delivery of information in line with the programme.
* Assist the commercial and construction teams in appointing and managing multi-agency project teams in the delivery of
development projects including contractors and consultants and attend site meetings
* Lead on timely procurement and delivery of enabling / Demolition / ground remediation / utilities packages for HMS, including
temporary site supplies.
* Assist in developing and delivering the project specific contractor proposals document.
* Contribute to scheme design in accordance with design briefs, planning requirements and potential occupier’s needs and
preferences.
* Attend community-based meetings, sometimes out of core hours, including evenings.
* Assist the operations department to manage building contracts to ensure development projects are brought in on time, within
budget to a quality standard.
* Assist in developing and monitoring construction / design checklists.
* Liaise with housing management, repairs, sales and other staff and client groups in scheme development and delivery.
* Prepare monthly report on progress of design activities in the mobilisation phase, and update on design coordination activities
on live contracts.
* Ensure a positive profile for HMS through effective business relationships with partners and stakeholders.
* Approach the post with a flexible attitude, allowing for temporary changes in work patterns or any other duties, which, from
time to time, might reasonably be expected
* Carry out such other duties and responsibilities as are consistent with the role

* Assist HMS grow a diverse and healthy supply chain of suppliers and sub-contractors.
* Coordinate the O&M requirements for construction, refurbishment and development schemes
Skills & Experience:
* HNC/HND in Construction or NVQ 4 in Construction discipline or Working towards one.
* CAD or architectural design qualification.
* Evidence of continuing professional development
* Able to demonstrate considerable knowledge of Construction.
* Experience of Construction design in Domestic and Commercial buildings including the ability to interrogate Specification ,
drawings, and contract documents
* Experience of project management and project co-ordination.
* Site health & safety awareness.
* Experience of implementing new initiatives.

* Candidates will undergo in-person interviews, consisting of a competency-based interview. Please note that applications will be
