Main Purpose of the Job
To provide a property management and security service to the school. To plan, coordinate, and implement inspection, maintenance, and repairs to the school building and grounds. Liaise with contractors to ensure that the highest standards of service delivery are maintained. Be responsible for the health and safety of the site and ensure the security of the school premises. Maintain any machinery or plant within the school. Preserve the internal and external fabric of the school premises as a safe and secure working environment.
Qualifications and Experience
Hold recognised training/qualifications associated with premises management, e.g., HSE-approved 'Competent Person' qualification.
Significant experience or skills in a trade.
The ability to understand and apply regulations such as Health & Safety, manual handling, COSHH, Legionella, etc.
The ability to operate and understand electrical/mechanical systems.
Risk assessment experience/qualification.
Competence in basic building repairs and maintenance.
Ability to use small industrial, electrical, and mechanical equipment.
Main Duties, Responsibilities, and Management
Inspections and Maintenance: Coordinate and implement routine inspections and repairs of the school buildings, equipment, and external environment, including annual, monthly, weekly, and daily inspections.
Issue Resolution: Investigate reported site issues, provide solutions, and initiate repairs or maintenance in consultation with the Executive Headteacher and PA to the Executive Headteacher.
Project Management: Order and supervise repairs, and act as project manager for small maintenance contracts and improvement schemes, ensuring best value.
Contractor Management: Supervise and monitor facility or building contractors working on the school premises. Address and resolve any contractor-related issues.
Grounds Maintenance: Manage external grounds contractors, ensuring standards are met and recommending improvements to the Executive Headteacher.
Cleaning Oversight: Monitor cleaning contractors' performance and liaise with the contract manager to ensure a clean and well-maintained school environment.
Event Preparation: Plan and manage requests for works and preparations for school events, maintaining a logbook and ensuring timely action.
Health and Safety Compliance: Oversee the annual health and safety audit, routine checks, and inspections of the site, portable electrical equipment, and water systems.
Play Equipment: Inspect and repair internal and external play equipment weekly, arrange annual play inspections, and implement recommendations.
Security Management: Ensure safe opening and closing of the school, including gates, windows, doors, and fire escapes. Act as the principal registered keyholder for emergencies.
Fire Safety: Conduct and record weekly fire alarm, fire door, fire extinguisher, and emergency lighting checks.
General Duties
Address emergencies (e.g., floods, leaks, fires) promptly and safely.
Receive and distribute school deliveries; move furniture and equipment as required.
Manage heating and ventilation systems, ensuring proper maintenance and operation.
Liaise with pest control services as necessary.
Replenish cleaning consumables and maintain restocking systems.
Use and maintain the school's equipment inventory system (e.g., Parago software).
