The Position
As a Commercial Asset Manager, you will be responsible for managing a portfolio of Commercial Assets owned by Galliard Homes, ensuring their optimal performance, profitability, and value enhancement.
Your role will involve overseeing and negotiating lease agreements, actively marketing vacant units, conducting rent reviews, maintaining accurate portfolio data, and fostering strong relationships with tenants, managing agents, and internal stakeholders.
Your responsibilities will include:
1. Keeping the commercial portfolio records accurate and up to date regarding tenancies, vacancies, and dates.
2. Making sure vacant units are actively marketed and a proactive approach is being taken to let vacant areas.
3. Regularly speaking to managing agents to collate latest client statements, arrears reports, and to carry out rent reviews.
4. Partnering with the wider Galliard Homes team to understand the strategy of each site within the portfolio to understand where we may need to deliver Vacant Possession.
5. Working with building surveyors when leases are drawing to an end to carry out a dilapidation survey and negotiate with the tenant to ensure we receive a substantial payment for any required refurbishment works.
6. Identifying sites where refurbishments will enhance the value and marketability of a property.
7. Assisting the Investment and Acquisitions teams with any information or assistance they require as and when necessary.
8. Ensuring a good level of communication is kept with tenants and managing agents.
9. Reviewing service charge budgets and ensuring our tenants are receiving a good level of service in return and that the budget is affordable and realistic for the site.
10. Reviewing, signing off, and managing business rates across the portfolio.
11. Assessing the usability of our sites and considering planning uses to maximise value.
The Person
The Commercial Asset Manager will have exceptional organisational and communication skills with sound commercial knowledge. The successful candidate will demonstrate the following:

Desirable:
1. Minimum 5 years relevant experience in Commercial Asset Management or similar within a Property Development or Property Management business.
2. RICS accredited.
