Role: Resale Officer– Job Share
Hours: 14 hours per week, Thursday and Friday 9am -5pm
Salary: £13,171 - £16,464 per annum (salary offered dependent on experience)
Contract: Permanent (subject to three-month trial of this new working pattern)
You will be assisting customers with the end-to-end process of buying and selling of our resale shared ownership properties and Moats discounted rent home.
We support agile working, so you’ll be provided all IT equipment to work flexibly between your home and at our Dartford office. This is a job share opportunity, sharing a full-time position (35 hours per week) with a job share partner who’ll work Monday, Tuesday and Wednesday. It’s a new working arrangement for Moat, so will be subject to an initial three-month trial period. Strong communication and organisational skills will be essential.

You will be:
• Ensuring that Moat’s resale and discounted rent homes are marketed on all portals including the use of social media to maximise sales/rental leads, specifically utilising the Moat Homes sales website along with Share to Buy and Keaze plus Rightmove where applicable.
• Being responsible for the preparation of high quality, informative and accurate marketing material to promote Moat’s resale and discounted rent homes.
• Ensuring that all sales/lettings leads are responded to in a timely manner making swift referrals to panel mortgage advisors (where applicable) to determine affordability prior to viewing. To maintain accurate records of all leads received to be able to provide updates to sellers on the level of demand.
• Allocating homes in accordance with Moat’s policies, specifically those relating to affordability, allocations, cash purchasers and charitable status. Attention should also be given to the requirements of Homes England (HE) and the Greater London Authority (GLA) Capital Funding Guide (CFG), as well as all regulatory requirements associated with the delivery of shared ownership.
• Ensuring purchasers are maximising their shares and are fully informed of their responsibilities under the shared ownership lease including the costs involved.
• Verifying purchaser/renter documentation to confirm eligibility to proceed with the relevant scheme including compliance with anti-money laundering regulations and right to rent requirements.
• Instructing solicitors and progress sales, including dealing with enquiries from solicitors, mortgage advisors and other third parties involved to ensure sales are progressed within agreed timescales in order to meet and exceed year-end sales targets.
• Being the primary contact for sellers, purchasers, estate agents, mortgage lenders, solicitors, mortgage/financial advisors and other parties involved in the sale/purchase and to keep all parties updated.
• Ensuring local authorities are kept aware of all resales activities in their areas, where required.
• Ensuring highest standards and levels of attention to detail in all customer contact including emails, letters and in-house and external databases.
• Carrying out property viewings and inspections, offering availability at evenings and weekends where required.
• Ensuring adherence to lone working and health and safety procedures when carrying out appointments.
• Carrying out any other duties consistent with the post that may be required from time to time, at the discretion of the line manager.
We are looking for:
• A good standard of education, with good written English and maths.
• Proficient in the use of MS Office suite and in the use of customer contact database systems and records.
• An awareness of the processes for marketing and selling homes including an understanding of the conveyancing process.
• Appropriate means of transport and full driving licence
• An ability to undertake work outside of normal office hours where required as outlined in key tasks.
• An appreciation of the principles of leasehold management.
It’s beneficial if you have:
• A good knowledge of the social housing sector and shared ownership.
• Strong negotiating skills and the ability to deal with conflict resolution.
• A working knowledge of the relevant legislation as set out in the job description.
• An understanding of the principles of leasehold management.
• An understanding of the letting processes supported by practical experience.
