Salary: £40,000 - £50,000 (neg) + Company Package
Reporting to: Contracts Director
Our client is a very successful and well-established home improvements business based in Lancashire. They are looking for a strategic thinker with strong commercial acumen and experience in the construction or home improvement industry to join their team as Commercial Manager.
The experienced Commercial Manager will oversee all pre and post-contract commercial functions, ensure cost control, and drive value maximisation across their projects.
They are a leading installer of extensions, conservatories, orangeries, windows, and doors throughout Cheshire, Lancashire, Staffordshire, Merseyside, and Greater Manchester. They pride themselves on delivering high-quality products and services to clients in both the domestic and commercial sectors.
As they continue to grow, they are looking for a dynamic and driven Commercial Manager to join the team.
Key Responsibilities:
1. Implement commercial strategies with Commercial and Project Management Teams, ensuring accurate risk and value management.
2. Collaborate with Sales, Contracts Managers, Project Managers, and Building Surveyors to maximise commercial recovery and form strong relationships with clients and the supply chain.
3. Oversee tender preparation, including subcontract documentation, pricing schemes, negotiation, and supply chain vetting, ensuring cost accuracy before orders.
4. Manage subcontract order documentation, procurement, valuation, payments, and site coordination when necessary.
5. Conduct regular cost and value reconciliation, updating the company's system, and completing monthly reports with the Contracts Manager.
6. Promote business growth by expanding the supply chain and ensure effective communication, adherence to company procedures, and smooth business operations.
Qualifications and Experience:
1. Previous experience and outline knowledge of the window/conservatory/domestic build industry is desirable, but not essential.
2. Basic understanding of CDM Regulations 2015, Asbestos Regulations 2011, Working at Height Regulations 2005, Manual Handling, COSHH and local authority undertakings, planning and building regulations.
3. Strong negotiation skills with a focus on achieving budgets and maintaining profitability.
4. Outline understanding of design software packages (AutoCAD, U-Design, SketchUp etc.) is desirable, but not essential.
5. Good customer service skills with the ability to apply a calm and polite approach when dealing with dissatisfied customers, ensuring a logical thought process is applied in resolving complaints.
6. Excellent problem-solving skills with the ability to analyse problems and provide mutually beneficial solutions.
Ideal but not essential qualifications include:
1. Quantity Surveying or Commercial Management qualification
2. NVQ Level 7 Senior Construction Management
3. Member of the Royal Institute of Chartered Surveyors
4. Member of the Institute of Building
5. Higher Diploma in Construction
