Upon entering through the main door to the front of the premises, customers can turn right into the lounge area of the pub, which hosts a small bar, a mixture of fixed and loose low-level seating, and a fire for those cozy evenings. Turning left, the customers are welcomed into the sports area. This is home to the pool table with walls adorned with TVs showing televised sport. Following round to the back of the pub, there’s a larger well-stocked bar area with low-level fixed seating, loose tables, and chairs, and a darts throw. At the rear of the pub, there is a beautiful beer garden complete with a patio area with seating for approximately 20 customers and a parking area for 3-4 cars.

The Miners Arms is a community-oriented pub with a focus on providing a welcoming atmosphere for its loyal customer base. As a wet-only establishment, it currently offers a selection of beverages but has the potential to expand its offerings by introducing a back bar food menu, which could attract additional customers and enhance the overall experience. The pub’s reputation for showing televised sports and hosting live acts and entertainment on weekends makes it a popular destination for patrons looking for a lively and enjoyable experience. Darts and pool teams that use the pub for league matches during the week add to the sense of community and camaraderie. This regular activity not only brings in additional business but also fosters a sense of belonging among locals who participate in or support these teams. Private Accommodation: There are two floors of private accommodation, consisting of four bedrooms, living room, bathroom, and kitchen.
Financial:
1. Annual Rent: £10,000
2. Security Deposit: £5,000
3. Working Capital: £2,000
4. Stock: £2,000
5. Business Rates: £Nil. Based on the April 2023 rating list, the Zero Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes.
6. Fixtures and Fittings: To be confirmed upon valuation – funding options may be available for the right licensee.
7. Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Admiral Taverns are seeking a licensee or couple who have the vision to revitalize the Miners Arms ensuring they build on the strong foundations already in place and aim to introduce new initiatives and enhance its offerings to attract new footfall to the area. Providing exceptional customer service, organizing regular events and activities, and offering a diverse range of beverages and potential food offerings can help create a haven where locals feel comfortable and valued. A strong marketing plan, including leveraging social media platforms, is a crucial step in raising awareness and driving traffic to the pub.
Future Plans:
An investment would be considered with the right licensee and upon provision of a well-considered business plan.
Additional Information:
1. Annual Rent: This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed.
2. Security Deposit: This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.
3. Working Capital: This is a recommended amount required which will be used in the day-to-day running of the business.
4. Stock: This will be valued by an independent valuer on the day you take over the pub.
5. Fixtures & Fittings: This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook.
6. Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme.
7. Service Charge Cost: £63.33 per week.
