We’re looking for a dynamic and experienced Assistant Lettings Manager to join a team in a small yet thriving village location. This role is a unique opportunity to work in a close-knit, hands-on environment. Unlike larger, compartmentalized operations, this position offers variety and the chance to be directly involved in many aspects of the lettings process.

Key Responsibilities
1. Team Management:
o Oversee and manage the daily performance of the Property Manager, although they directly report to the Director of Property Management.
o Set daily expectations and goals for you and the lettings team within your office.
2. Business Development & Growth:
o Meet and exceed the business’s targets.
o Work alongside the sales team to generate new business leads.
o Identify opportunities to introduce our lettings service to new landlords.
o Upsell insurance products to clients.
3. Lettings Operations:
o Register new tenants and respond to Rightmove & Zoopla leads.
o Book and conduct property viewings and valuations.
o Oversee the on-boarding process for tenants to ensure a seamless experience.
4. Client Care & Compliance:
o Ensure the business adheres to all legal and regulatory requirements.
o Identify rent reviews and oversee necessary adjustments.
o Chase late rent payments when the Property Manager is unavailable.
o Provide assistance with property management and inspections when required.
5. Reporting & Administration:
o Maintain detailed KPI records.
o Assist with basic accounting tasks.
o Attend monthly management meetings and report directly to the Area Director and Managing Director.
o Arrange your diary to cover staff absence.
