The Commercial Manager will assume full responsibility for the oversight and strategic management of the commercial aspects across all smoke ventilation projects, ensuring their execution within established timelines, budgetary constraints, and to the highest industry standards. This pivotal role entails comprehensive liaison with clients, suppliers, and internal teams, driving the seamless integration and management of all commercial and contractual elements throughout the project lifecycle. The ideal candidate will possess extensive expertise in the construction sector, with a particular emphasis on construction law, and will demonstrate advanced proficiency in managing multifaceted commercial negotiations. They must exhibit a keen acumen for navigating complex contractual frameworks, including but not limited to JCT and NEC forms, Liquidated and Ascertained Damages (LADs), Retentions, Performance Bonds, Variations, Site Instructions, Payless Notices, and Financial Write-Backs. Furthermore, a sophisticated understanding of Gross and Net Profit margins, as well as EBITDA, is essential for driving sound financial management across projects. The Commercial Manager will be expected to provide demonstrable experience in final account negotiations, specifically illustrating how their involvement has directly contributed to improved claim resolution strategies, resulting in an enhanced win ratio. This role demands a proactive and strategic approach to risk management, ensuring that financial outcomes are optimized while maintaining the integrity and compliance of all contractual obligations. Requirements A degree in Quantity Surveying, Construction Management, Engineering, or a related field (or equivalent experience). Proven experience (7 years) in a commercial management role within the construction, building services, or fire safety sectors, ideally with a focus on smoke ventilation or fire protection systems. Strong knowledge of construction contracts, cost control, and construction law. Excellent negotiation, communication, and interpersonal skills. Ability to manage multiple projects and stakeholders simultaneously, with a strong focus on detail and accuracy. Proficient in using commercial management software and tools (e.g., Microsoft Project, Procore, or similar). A strong understanding of UK fire safety regulations and smoke ventilation standards (e.g., Building Regulations, British Standards, etc.). A proactive approach to problem-solving and decision-making, with a keen eye for risk management.
