Property Manager Letting Manager
Main Job Purpose
* Managing the portfolio of residential properties in relation to repairs, inspections, and any other duties.
Key Accountabilities
1. Ensure that systems and processes are followed to a high standard.
2. Ensure a high level of satisfaction from clients, tenants, and contractors.
3. Complete check-ins and check-outs to the company standard.
4. Deposit correspondence between all parties and the releasing of deposits.
5. Log all works required following check-outs and any required administration.
6. Carry out periodic inspections.
7. Compose landlord inspection letters following visits.
8. Maintain close communication with landlords and tenants as and when required.
9. Liaise with and assist accounts with legal notices including Section 21's and Section 8's.
10. Log all works required following check-outs and any required administration.
11. Carry out emergency property visits when required.
12. Oversee all refurbishments.
13. Participate in out of hours on-call rota (1 week every 7).
14. Represent the company to a high standard of personal conduct on all appointments, whilst driving, through all methods of communication, etc.
15. Be able to work both autonomously and within a team.
16. Increase the standards of the property portfolio.
Skills
* Have previous Property Management Experience.
* Ideally, ARLA qualified (Not Essential as will put through qualification subject to successful probationary period).
* Possess superb organisational and communication skills.
* Can prioritise a busy and demanding workload and stay calm under pressure.
* Have a full driving licence.
Health & Safety and Fire Risk Management
* Maintain a professional knowledge on health and safety requirements.
* Deliver appropriate advice in accordance with the extent of our services to tenants and clients.

* Problem-Solving: Balancing tenants' expectations of repairs and maintenance against the requirement for what is tenants' responsibility and what is the client's.
* Creating and maintaining efficiencies to deliver agreed service levels on time and within the time available.
