Job Description:
Set within the Borough of Richmond upon Thames, Brewery Wharf comprises 82 luxury apartments and 28 gated houses, 2 restaurants, a public piazza, and a cultural venue. Brewery Wharf is located on London Road, opposite Twickenham Station.
Key Responsibilities:
1. Responsible for the day-to-day operational running of the estate, including facilities, contractor management, supervising onsite staff, and ensuring exceptional customer service and the implementation of SOPs.
2. Managing the front desk in a hands-on role, including concierge duties such as managing parcels, keys, resident queries, and complaints.
3. Carrying out health and safety inspections, daily audits, plant room checks, and reporting as required, ensuring timely action on any points raised.
4. Overseeing contractors and ensuring Permits to Work are correctly completed and accompanied by Risk Assessments and Method Statements (RAMS).
5. Ensure the communal areas, plant rooms, and the estate meet all Health and Safety Standards, including cleanliness.
6. Leading the onsite team, ensuring policies and procedures are followed, providing training, development, guidance, and reporting any issues to relevant parties.
7. Co-ordinating the testing of equipment, e.g., fire alarms, PAT testing, etc.
8. Liaising with residents and contractors regarding routine repair and maintenance requests, monitoring work to completion.
9. Attending regular meetings with the client, reporting on various aspects of estate management including Health and Safety, remedials, project management, operational overview, etc.
10. Undertaking general duties as required in accordance with industry best practice.

1. Ideally, you will have experience working in a similar supervisory role in the residential block property management sector.
2. Excellent communication skills in both written and verbal; you will be liaising with clients, contractors, residents, and stakeholders.
3. Strong people manager with the ability to lead and inspire a team.
4. Proficient IT Skills.
5. Strong Multi-Tasking Ability.
