Role Summary: The Maintenance Operative role is vital in helping to manage the estate, providing a safe, secure and well-maintained environment and to above all, deliver a standard of service for residents and visitors, unmatched outside of the Zenith estates. Key Duties and Responsibilities: Complete full building inspection/walk on a frequent basis to identify cleaning or maintenance issues. Ensure any issues are fully resolved Fix, repair or restore damaged or broken fixtures and fitting around the site. General maintenance duties including plumbing, painting and joinery To check working order and condition of: Lighting; Heating; Fire control system, alarms and smoke ventilation; Lifts; Water pumps and tanks; Doors and windows; Waste chutes; Access control systems, locks and security Carry out all cleaning requirements in line with the Building Services Schedule which typically include jet washing, guttering and maintenance of bin store rooms General maintenance and repairs in communal areas along with completing works within apartments such as fitting washing machines/fridge freezers ect. Replacing bulbs and sealing around baths. Litter picking and sweeping hard standing areas of grounds Keeping all internal surfaces free from dirt or marks Where necessary test, reset and leave in good working order any malfunctioned items, or report matter to either the on-site Building Manager or the Head of Maintenance Deal with third party visitors to the site, meeting contractors and signing-off site reports for contractors Take communal electricity meter reading for all properties as required Ensure health and safety needs are met during all cleans Manage refuse collection for site in line with weekly collection Manage any unplanned cleaning emergencies; directly where possible (spillages and accidents in communal areas) Respond to any requests from owners and tenants via phone Personal Qualities and Experience: Great communication skills both verbal and written including confidence in handling conflict and demonstrating empathy in a professional manner Have a natural passion for customer service and hospitality is key to the success of this position Proven examples of your ability to follow procedures, to be proactive and action orientated and great organisation skills Take pride in your appearance and that of the estate; representing the best interests of the brand at all times Ability to work well within a team and assist and support colleagues, especially when handing over duties. Self motivated at times when you are on sole duty Hotel/ hospitality experience Basic IT skills including Outlook, Excel and Word This role may be subject to a satisfactory disclosure from the Disclosure and Barring Service (DBS check).
