Head of Planned Works To ensure that Housing maintenance and works contracts /Projects are effectively and professionally delivered, monitored and controlled in accordance with TPC requirements ,Building /Health and Safety, Safe systems works. To carry out the surveying and inspection function in order to determine necessary repair and improvement works, including works to void properties. Undertake stock condition surveys to support the overall Housing asset management strategy, Asset management programming and service planning, providing assessment of component life expectancy and condition for all of the councils Housing stock To liaise with the principle contractors, raise orders via systems such as Northgate in accordance with building need and TPC contracts, and within budgetary and other constraints as advised. To liaise with with Contractors regarding the outcome of surveys, utilise and update the Stock data base accordingly. To project manage planned worked projects on site so as to meet Task orders and specifications requirements Provide post inspect a minimum of 10% of all works undertaken by partnering contractors through a rigorous and robust post inspection regime Provide Technical reports and accurate defect diagnosis to ensure all properties are maintained to Decent Homes standard, are fit for purpose in accordance with statutory requirements and comply with all regulatory and statutory requirements of a landlord.
