Area of responsibility
You will be required to lead and maintain the site services equipment, service contracts, and compliance with legislation.
Site services cover refrigeration, compressed air, hot and cold water, vacuum system, HVAC, and effluent treatment plant.
Specific tasks
1. Deliver on critical site KPI’s and an ongoing maintenance programme.
2. Schedule PPM tasks as per manufacturers' instructions or site best practice.
3. Ensure works follow recommendations made in service reports or certification.
4. Review certification for completeness and quality and escalate where required.
5. Prioritise tasks ensuring Health & Safety and legal compliance tasks are highlighted.
6. Engage with contractors to ensure RAMS, insurance, and training documents are accurate prior to permit to work issue.
7. Issue permits to work to contractors and in-house team.
8. Procure engineering parts and spares from approved suppliers.
9. Management of site services contractors ensuring high-quality service delivery and competitive budget management.
10. Statutory compliance management for site (deputy duty holder for Asbestos, Ammonia, Legionella, Pressure Systems, PUWER, and LEV).
11. Undertake weekly stock counts and record findings.
12. Report on stock levels and stock value weekly.
13. Attend training and other meetings as required. Make specific training needs known to line manager.
14. Any other requirements of line manager.
Minimum Requirements:
1. Previous experience working in a Site Services Role.
2. Understanding of site compliance requirements.
3. Demonstrate sound technical understanding across the portfolio of site services areas (e.g., electric, gas, equipment, water, refrigeration).
4. Monitoring equipment and machinery performance and developing preventative maintenance measures.
5. Conducting quality assurance and safety checks on all equipment.
6. Collaboration with internal and external stakeholders.
