This includes: A commitment to provide a strong community focus to improve the lives of our customers/residents Demonstrating the Company's Equal Opportunities, Health & Safety, and Customer Service standards in all activities Ensuring that resident engagement and participation is at the heart of all activities Ensuring the activities of the Company are carried out to the highest standards of integrity and professionalism in accordance with all relevant legislation. - For a large part of this role, you will be responsible for the gutter cleaning of our NCH properties using the necessary equipment. - Specifically, in the role you will: Undertake full removal and disposal of items, including full fitted kitchens and wardrobes, attic space and conservatories; de-nail and decking when required. This may involve exposure to rodents, bodily fluids and other hazards. Undertake preliminary visual fault and defect inspection and feedback to line manager. Undertake multi-skilled ancillary tasks associated with the primary role objective, where and when required. Specifically, the multi-skilling elements of the role will be inclusive of but not limited to: Basic carpentry e.g. works would involve removing/refitting boxing, replacing bath panels, fitting ply to walls for radiators and replacing small sections of skirting. Basic tiling, which will be limited to touch up's and making good. Basic plumbing e.g. removing, replacing and reconnecting sinks. Working with copper pipework and plastic solvent weld waste. Unblocking toilets, sinks, baths and showers and replacing toilet seats and shower curtains ensuring safe isolation of hot and cold feeds. Basic painting, which will be limited to touch up's and making good. Basic plastering, which will be limited to touch up's and making good. Undertake insulation of attics, when required. Undertaking overboarding of ceilings, when required. Basic electrical duties i.e. refitting light fixtures, sockets, switches and replacing bulbs. Basic external works i.e. slabbing, wall removals and fencing. Undertake general labouring duties and multi-skilled ancillary tasks associated with the primary role objective, where and when required. To mentor, coach and develop apprentices and other members of staff. To ensure all repairs are completed within the specified time period to a required standard and conform to the requirements of the current regulations. Drive an allocated works vehicle in line with the driver handbook, to pre-inspect, identify and obtain the resources, materials and plant required to complete a repair to the required standard. Accurately record work time, materials and plant used to complete a repair ensuring maximisation of resources. Ensure the safe use and safe storage of any plant issued reporting any defects. Conduct daily safety checks of the allocated works vehicle and record the findings in the appropriate manner. Work collaboratively with colleagues and stakeholders across the business internally and externally. To work at all times in a safe and appropriate manner to meet the duties and responsibilities within the Health and Safety policies and procedures of the association.
