Role Overview As the Head of Lettings (Central Services), you’ll lead a skilled team dedicated to delivering an exceptional lettings experience, guiding tenants through every stage of their journey with efficiency and care. In this role, you’ll oversee the team responsible for all key aspects of the lettings process, ensuring high standards and seamless operations while creating a supportive, streamlined environment. The lettings team manage the full spectrum of tasks from initial enquiry to move-in, from registering prospective tenants and arranging viewings to processing applications, managing tenancy agreements, and issuing essential documents. They’re also responsible for key legal and administrative tasks, including notices (Sections 8, 13, and 21), deeds of variation, room changes, and occupancy incentives. With a strong focus on accuracy and compliance, they ensure that all occupancy data is correctly recorded and maintained in a comprehensive central system, enabling an efficient and compliant lettings function. Key Responsibilities : Sales processes and performance: Identify and drive improvements across the sales funnel to meet lease-up and occupancy targets. Collaborate with our marketing team to boost revenue through areas including renewals, ERVs and new business opportunities. Process and systems improvement: Drive the enhancement of key systems and software, working to streamline each stage of our sales and leasing process for efficiency and accuracy. Work closely with our Business Operations team to refine departmental processes, policies and reporting standards. Stakeholder collaboration and reporting: Lead leasing meetings and work cross-functionally with senior management. Provide regular, insightf ul reports on performance metrics and risk areas to the board and external stakeholders. L egal and technical knowledge : Act as the subject matter expert on tenancy legislation, ensuring compliance in areas including HMO and Selective Licensing. Prepare documentation, pre-empt tenant counter-claims and represent the company externally in legal matt er s, if re quired. I d entify l egislative, regulatory training requirements and o rganise ap propriate training. Compliance: Maintain 100% tenancy compliance to protect our position on gaining vacancy possession and acting on tenant breaches. Oversee the Kamma platform, ensuring complete compliance on HMO licencing and escalating new Article 4 directives as required. Experience and Qualifications S enior management experience within the residential property industry, leading sale s and customer service teams Excellent knowledge of the residential lettings industry, including all legal obligations and industry best practice, including experience being the key technical expert in tenancy legislation Proven ability to implement sales strategies and processes t hat improve performance and customer service Strong working knowledge and experience in property and CRM systems (e.g. Yardi and HubSpot), including system development Project management experience and strong reporting abilities, including experience in presenting to senior stakeholders (e.g. board/C-Level) Excellent demonstrable management and leadership experience, including effective performance management, delegation, coaching teams, and independently resolving team challenges Expertise in coach ing on technical tenancy legislation and customer service styles to junior level roles Skilled in setting and driving KPIs to achieve high performance Exceptional communication skills, with the ability to easily build rapport with colleagues at all levels and external stakeholders Attention to detail and willingness to support at high volume periods Problem solver, able to identify improvement to team behaviours, processes and communication styles Collaborative leader with a customer service mindset and a passion for fostering excellence ARLA or other professional real estate qualification Commercially minded, with a proactive leadership style Company Benefits Enhanced Pension 25 days annual leave, plus UK bank holidays Your birthday off Time off to move home Life assurance Group Income Protection Private healthcare via Bupa (taxable benefit) Commitment to your learning and development Employee wellness resources and events Employee Assistance Programme Regular team building events Our Values We have built a business to be proud of and our values are key to our ongoing growth.
