Base salary is very much dependent upon experience. Hybrid working available after successful probation.
Bridging Loan Portfolio Manager Main Requirements:
1. Undertaking the Pre-Completion Call
2. Dealing with all Borrower interaction once the loan draws down
3. Managing the satisfaction of Conditions Subsequent
4. Obtaining documents as required (e.g., building insurance certificates; replacement AST documents; leases)
5. Maintaining satisfactory records of events during the life of the Loan (primarily but not exclusively using the CRM system)
6. Managing anticipated redemption dates
7. Negotiating additional loan facilities with the borrower (i.e., term extensions)
8. Instructing and liaising with our appointed Lawyer to document loan extensions
9. Escalating cases to the Credit Risk Manager/Managing Director
10. Preparation of updates to the Lenders/Funders that own the underlying loan
11. Issuing a welcome letter to the Borrower within 5 days of the loan completing, including the assigned PM name and contact details
12. Checking security documents are correctly executed
13. Maintaining a list of executed security documents (as detailed in the Report on Title)
14. Monitoring registrations of the charges to ensure they are properly registered
15. Monitoring Corporate Borrowers at Companies House for alerts and ensuring timely filing of Confirmation Statements and accounts
16. Liaising with the Borrower and/or our appointed Project Monitoring Surveyor (PMS)/Asset Manager (AM) to ensure property works are progressing on time, on cost, and of quality
17. Taking action on potential release monies in accordance with our appointed PMS/AM
18. Maintaining up-to-date knowledge of tenants, payments, rents, and understanding borrowers’ activity in other purchases
19. Hosting borrowers at events (out of hours and weekends) to generate further loan opportunities and strengthen/develop relationships
20. Representing the business at industry sector and social events as required
21. Assisting with possession claims and default claims or appointing receivers
22. Dealing with questions/queries from assignees and sub funders
23. Understanding the suite of security documents and powers conferred within
Bridging Loan Portfolio Manager Person Specification
1. Excellent Microsoft Excel, Outlook, and Word experience
2. Comfortable with change and invoking process change
3. Prepared to contribute ideas to improve finance systems, processes, and controls; and support their implementation
4. Able to manage competing priorities and deliver on time deadlines
5. Willing to cover colleagues’ roles during periods of absence
6. Confident in escalating issues to management
