About the Role A proactive and driven professional who enjoys the complexity of estates and facilities management. We are looking for a Principal Officer to join our team for this newly created role for Trafford, reporting to the Senior Estates Contracts Manager. This is an opportunity to shape and influence the contractual, operational, and compliance aspects of our service contracts across our operational estate, which includes our two main offices in Sale and Old Trafford. In line with our estates strategy, you will play a key role in ensuring Health & Safety (H&S) compliance, statutory adherence, and risk management, while nurturing improvements of our facilities management (FM) services. A critical part of your role will be supporting the exit strategy for our Private Finance Initiative (PFI) contract, enhancing building user experience and ensuring value for money. Key Responsibilities: Lead on the day to day contractual and operational management of FM services. Ensure the estate complies with all Health & Safety (H&S) legislation, including fire safety, asbestos management, water hygiene (Legionella), and statutory inspections. Take responsibility for H&S adherence, conducting risk assessments, audits, and implementing corrective actions to maintain a safe environment. Manage snagging processes, ensuring defects and outstanding works are addressed promptly. Conduct condition survey audits conducted by surveyors to qualify and identify maintenance priorities and support capital planning. Establish and engage with building user groups, ensuring their feedback informs FM service delivery. Work with internal teams, service providers, suppliers and staff to improve the performance, resilience, and efficiency of the estate. Monitor and report on contractor performance, ensuring SLAs, KPIs, and compliance standards are met. Ensure robust business continuity and emergency planning procedures are in place for FM operations. About you We are looking for someone who: Has a technical qualification relevant to estates or facilities management. Can effectively prioritise a challenging workload in a dynamic environment. Possesses strong negotiation and interpersonal skills to work collaboratively with stakeholders. Has a strategic mindset to drive improvements in FM service delivery. Has experience in Health & Safety compliance, estates management, and FM operations. Has a track record in snagging, condition surveys, risk assessments, and stakeholder engagement. Is enthusiastic, energetic, and committed to delivering high-quality outcomes.
