Overview We are seeking a dedicated and skilled Senior Maintenance Person to join our team. The ideal candidate will have extensive experience in maintenance and repair work, demonstrating a strong ability to troubleshoot and resolve issues efficiently. This role is essential in ensuring that all facilities and equipment are maintained to the highest standards, contributing to a safe and functional environment. This role will line manage a team of Maintenance Operatives, ensuring work is delivered to a high standard and assist with training and onboarding new members of the team. Maintenance Responsibilities To provide high standard repairs, maintenance and decorating across a portfolio of high-quality student houses. Working at the forefront of the business with daily interaction with our student customers. Complete planned and reactive maintenance works within the property budget. Undertake periodic health and safety checks and property inspections. Carry out statutory compliance inspections and testing such as Portable Appliance Testing, Electrical Visual Condition Reports, and smoke detector checks. Ensuring the security and general appearance of the properties and gardens are maintained in accordance with the required standards. Managing maintenance and any third-party contractor works to a consistently high standard. Energy and utility management including meter reading and broadband service management. Manage customer service and other projects as required. Assisting with ad-hoc jobs such as delivering keys or assisting tenants that are locked out. Basic seasonal garden maintenance Additional responsibilities as a Senior Maintenance Operative Leading a small team of Maintenance Operatives within your region, including line management responsibilities. Set an excellent example to your team and act as a role model. Hold monthly 1-2-1s with your team to monitor performance, identify skill gaps and training needs. Oversee KPIs for your region. Work closely with the Maintenance Coordinator to ensure your team are following procedures. Be the first point of contact for external contractors within your region. Consider and approve contractor and maintenance manager quotes. Managing the blocks within your region. Overseeing all master keys and portable heaters. Assist with recruiting, interviewing, and onboarding new Maintenance staff. Willingness to travel to other cities to assist when required. Skills and experience required Experience of completing repairs and planned maintenance in student/HMO housing. Some experience in carpentry, plumbing, electrical and decoration Experience undertaking health and safety and statutory compliance testing. Able to diagnose and complete cost-effective repairs in a fast-paced environment. Strong leadership and people management skills, Excellent communication and customer service skills. Enjoys problem solving. Proactive, positive attitude and able to work under own initiative. Strong organisational and time management skills with good attention to detail.
