Job Overview:
We are seeking a highly motivated and experienced Head of Pre-Construction to lead and manage the pre-construction phase of our projects. The ideal candidate will have a proven track record in pre-construction within the design and build sector, ensuring seamless project planning, cost control, and risk management. This is a key leadership role requiring excellent commercial awareness, strategic planning, and strong collaboration with internal and external stakeholders.
Key Responsibilities:
Oversee and manage all pre-construction activities, ensuring a smooth transition from concept to delivery.
Lead feasibility studies, risk assessments, and value engineering to optimise project success.
Develop and manage the pre-construction programme, ensuring milestones and deadlines are met.
Work closely with the design and estimating teams to ensure accurate cost planning and project viability.
Collaborate with clients, consultants, and supply chain partners to enhance project efficiency and outcomes.
Provide leadership and guidance to the pre-construction team, ensuring continuous professional development.
Ensure compliance with all regulatory requirements, planning approvals, and industry best practices.
Assist in bid management and tender preparation, ensuring competitive and viable submissions.
Identify and mitigate potential risks during the pre-construction phase.
Maintain an up-to-date knowledge of market trends, construction methods, and cost benchmarks.
Key Skills & Experience:
Extensive experience in a pre-construction leadership role within the design and build sector.
Strong understanding of the full construction lifecycle, from concept through to completion.
Proven ability to manage multiple projects and stakeholders in a fast-paced environment.
Excellent commercial awareness and strategic planning skills.
Strong leadership and team management abilities.
Exceptional problem-solving and decision-making skills.
Excellent communication and negotiation skills.
Proficiency in project management software and construction planning tools.
Qualifications:
Degree in Construction Management, Civil Engineering, Architecture, or a related field (preferred).
Professional accreditation (e.g., RICS, CIOB, ICE) is advantageous.
CSCS card and relevant health & safety qualifications (desirable).
