Homes for Students is the UK's largest independent provider of Student Accommodation. We are currently looking for Regional Revenue Manager to join our Sales team remotely covering London and Surrounding Areas, working 40 hours per week, from 9.00am to 5.30pm Monday to Friday. This role is a fixed term contract up until 30th Septemeber 2025. Purpose of the role: The Regional Revenue Manager will deliver a robust sales strategy across their allocated properties, and work with internal and external stakeholders to achieve occupancy targets and maximise revenue opportunities. The Regional Revenue Manager will encourage behaviours and activity that increase lead generation, conversion, and retention. Working with the property teams to achieve 100% occupancy you will be responsible for the end-to-end sales process, analysis of results, identifying new opportunities and seeking to improve conversion performance at all levels. You will have a strong focus on increasing revenue, reducing cost per sale, business development and improving teams through training and coaching. Additionally, you will work with the property teams to ensure campaign delivery is effective and be aware of local opportunities to increase occupancy as well as competitor activity and pricing. The Revenue Manager will need to be fully aware of each property's proposition and USPs to drive overall performance. The role is based remotely, but the successful candidate will be required spend part of the working week, visiting the properties allocated to their geographical area. You will also be required to travel nationally as required to attend meetings with clients and central support teams, as well as infrequent overnight stays. Accountabilities/Responsibilities Strategy Launch and deliver a sales strategy per property, that achieves both occupancy and revenue targets. Monitor the key sales metrics and demographic indicators within the cycle, spotting and acting upon trends, concerns and opportunities. Highlight opportunities to drive revenue within the sales cycle and communicate required changes to the relevant internal teams and clients. Liaise with the Head of Revenue to make changes where required to agent and incentive budgets/strategy Deliver the sales strategy at the start of each cycle, obtaining client approval for pricing and agent/incentive budgets. Manage the client relationship from a sales perspective. Take the lead on updating clients with changes to the strategy, both positive and negative, and obtain approval for changes as required. Attendance at client meetings, delivering relevant updates and insight. Team, Training and Onsite activity Drive retention, ensuring rebooker targets are met, all potential customers have been targeted and there is onsite activity to support this. Track all sales metrics ensuring customers have a clear journey through our sales funnel. Work with the sites teams to ensure all enquiries are logged and all sales processes and policies are followed. Review and feedback on the customer sales journey on site; to include show flats, in person and online viewings, social media activity, student experience and reviews. Completion of sales PVRs across the region – target of 2 per property, per year. • Manage, co-ordinate and deliver sales training sessions to improve overall sales knowledge and conversion performance. Support the property teams to achieve summer revenue targets. Work closely with Regional and Area Managers. Attend and host Regional/Area meetings to discuss team performance, share best practice, and suggest improvement opportunities. Demonstrate a clear knowledge of the booking system and feedback change requests. Market Knowledge Completion of competitor analysis and an awareness of the wider student marketplace. Demonstrate a superior product knowledge of all properties within the region, knowing their proposition in detail. Suggest local initiatives for lead generation and work with the marketing team as required. Partnerships Manage and maintain strong relationships with our International Business Development Manager, Partnerships Manager, and wider agents. Identify key international agents to support specific property requirements and work with them to deliver a strategy. Develop local relationships with key stakeholders for possible referral and nominations deals. Work with the partnerships team as required to secure Nominations agreements within the region. Other & Skills Comply with Health and Safety working practice in accordance with the company's policy. To be flexible and work effectively with other colleagues. Support at key open days/check in weekends as required. Must have very strong written English skills Proven track record in managing sales, sales teams, business development and sales conversion metrics Analytical – experience of managing budgets and writing reports Intermediate to advanced use of Microsoft Office Suite, including Word, Excel and Outlook Project Management and delivery - good presentation skills in PowerPoint Ability to work with minimum supervision and to tight deadlines as well as to work as part of a team Excellent organisational, time management and negotiating skills Ability to present to stakeholders when required Ability to deal effectively with people at all levels Ability to achieve goals and targets within timescales Personal Qualities Must be performance and KPI driven, able to motivate, inspire and engage teams Self-motivated and able to work independently with minimum guidance; confidence in taking the initiative and making decisions A real sense of ownership for the sales performance and delivering high standards Commitment to equal opportunities Willing to be flexible and respond to changing circumstances Demonstrate a positive ‘can do' attitude and to become quickly established to add value to the business In order for Homes for Students to work effectively, you may be required to assist with other areas of work and therefore, you should be prepared to undertake other duties appropriate to the post, as delegated by your line manager.
