Our client is a market leading Property Management Company specialising in the new build super prime residential market in London. Every scheme is individually selected to complement their brand to ensure they only manage developments of the highest calibre. This role is based in Mayfair on an exlusive new development comprising 25 luxury dwellings with attached members club, gym, workspaces, bar and restaurant. The Role: The Facilities Manager will be a senior member of the on-site team and the first point of contact for all facilities management aspects of The Estate. You will have an engineering background and a proven track record of mobilising super prime, amenity-rich schemes. The Facilities Manager will be instrumental in working together with the Estate Director prior to completion of the scheme to create and implement a bespoke approach to management across the development. In mobilising the scheme, this role has responsibility for assembling the supply chain, aligning the management of the systems and services with best practice and taking the buildings through building acceptance, fitting out into ‘steady state’ operations. The candidate will play an integral role in launching the scheme to ensure a flawless service is delivered from day one. The Candidate: You will have significant experience in industry-leading, super-prime schemes and will bring skills that have been acquired in these areas, including: Mobilise the scheme to provide a safe environment for project close out, fitting out of communal areas and operations. Ensure plant and systems operate in accordance with design through the commissioning stage and beyond. Develop effective, proactive relationships with all contractors and ensure they provide the highest level of service standards. Monitor, coach and mentor all members of the hard and soft service partner site teams to deliver a one team ethos. Work closely with the Estate Director daily, providing resilience and cover for each other. Develop strong relationships with residents and be the first point of contact for their facilities related queries. Lead on technical inductions within their apartments. Implement proactive inspection and maintenance regime on building fabric to ensure aesthetics are of the highest standard. Lead on health & safety compliance across the development. Develop robust weekend and nights escalation processes and emergency response solutions. Develop emergency contingency plans for the development. Produce formal compliance reports across all facilities related matters. Seek opportunities for continuous improvement in service efficiency/effectiveness. Develop and maintain strong relationships with the adjoining developments and key stakeholders. Key Responsibilities: Implement agreed processes to capture snags and defects. Health & Safety. Arranging annual risk assessments (fire/general/water). Uploading info to the CAFM (computer aided facilities management) system & actioning outstanding risks. Daily site inspections. Processing near miss reports. Contractor management. Attending daily meetings, facilitating the scheduling of snagging work, issuing PTWs (permit to work) and reviewing RAMs (risk assessment method statements). Co- ordinating any work required in the communal parts. First point of contact for operational issues/queries within the Estate and Residential. Regular reporting to Client on full building maintenance include service contract and performanc of after-care team. Co-ordinating move-in logistics, ensuring building protection
