Torus is looking for a dynamic Senior Surveyor to lead and inspire our talented surveying team, playing a key role in the smooth delivery of repairs and maintenance services across our diverse property portfolio. As a crucial part of the Asset Management team, you will ensure that repairs, maintenance, and void projects are delivered with the highest levels of quality, efficiency, and value for money. You’ll lead from the front, overseeing contractor performance, ensuring client requirements are met, and embedding best practices across the team.

Based in Warrington with travel to other locations, you’ll work closely with senior management, deputising for Repairs and Void Managers, and shaping the future of our property services. Responsibilities:
* Assist with leading, motivating and development of the Asset Surveying team void to enable them to support the delivery of a high-quality repairs and maintenance and void services to Torus tenants and other internal and external customers within a culture of openness, participation and performance to ensure high levels of customer satisfaction.
* Work with maintenance and void surveyors and wider team to ensure the delivery of high quality customer focused services.
* Work with maintenance and void contractors to ensure the development of service standards as part of Torus response to tenant repair needs
* Monitor KPIs and use information to take critical decisions by obtaining relevant information, analysing it, taking decisions and advising and informing others
* Work with the Senior Repairs and Void Managers on the management of repairs and void activities by providing operational performance information to guide the work, evaluate and improve performance in line with the Torus objectives, policies and procedures and the relevant legal requirements
* Ensure that a customer-focused approach is maintained, and that services and performance targets are developed in such a way as to ensure high levels of customer care is at the forefront of service delivery across the Maintenance Team.
* Have an excellent working knowledge and experience of construction methods, construction contracts and the relevant legislative health and safety requirements/ standards

Skills & Experience:
* Member of RICS/CIOB or equivalent experience in construction industry
* Level 4 qualification in a construction/property related discipline or equivalent
* Relevant people management & leadership experience commensurate with the role
* Evidence of and commitment to continual professional, leadership and personal development
* Able to demonstrate a significant knowledge and understanding of current statutory requirements including but not restricted to contract management; CDM Regulations, Health and Safety Legislation, Building Regulations and Landlord & Tenant Regulations gained through extensive and relevant experience
* Experience in business planning including managing large financial budgets
* Evidence of developing and implementing change, policies and strategies that have ‘made a positive difference’
* Experience in the on-site management of contractors and ability to evidence the co-ordinating and demonstrating the importance of value for money in everyday operations
* Evidence of a track record of transforming business processes to improve business performance based on intelligence led data and strong project management skills
