Contracts Manager / Build Manager
Location: Manchester
Salary: £85k + car and bonus
Fantastic opportunity to work for a luxury north west based house builder - looking for an experienced construction professional to run 3 prestigious projects in Manchester.
Key Responsibilities:
1. Lead and manage the overall delivery of our regional housing developments.
2. Monitor project budgets, ensuring financial targets are met and providing regular financial reports.
3. Monitor all plots performance against the build programme and address any issues that are delaying plots.
4. Provide dates to support sales/build meetings to ensure all legal completions are programmed accurately and achieved in a timely manner.
5. Liaise proactively with internal departments, external suppliers, and subcontractors to ensure the build programme is achieved.
6. Monitor costs on site in relation to labour, materials, customer care, and replacement materials.
7. Ensure that all plots are built to the highest standard of quality, at a minimum, comply with the NHBC Standards and Building Regulations.
8. Manage and mentor Site Managers and other on-site staff.
9. Ensure all projects comply with health and safety regulations.
10. Maintain effective communication with clients, subcontractors, suppliers, and internal teams.
11. Identify potential risks and implement mitigation strategies.
12. Provide regular updates to senior management on project progress, challenges, and resolutions.
13. Provide professional support and coaching to site management to develop their skills and experience.
Desirable Skills and Experience:
1. Previous experience in a management role within the housebuilding or construction industry.
2. A member of the Chartered Institute of Builders and/or qualified to NVQ level 5 in Construction Management or a time-served tradesman with considerable experience of the full range of construction trades.
3. Comprehensive understanding of construction contracts, NHBC requirements, building regulations, and health & safety legislation.
4. Strong leadership and project management skills.
5. The ability to manage multiple projects simultaneously.
6. Excellent interpersonal, communication, and relationship skills.
7. Highly organised with excellent time management skills.
8. Ability to work under pressure and meet tight deadlines.
9. Forward-thinking with a proactive approach to problem-solving.
10. Collaborative with a positive attitude towards teamwork and partnership.
11. Good working knowledge of Microsoft Office.
