Working as the Property Manager you will join a friendly and hard-working team and will be responsible for delivering excellent property management services within Specialist Housing (Keyworker Sector) including multi-occupancy and self-contained dwellings. You will carry out landlord obligations within regulatory requirements. As the Property Manager you will be required to have previous property management experience and will have or be willing to study towards a professional membership/qualification (CIH / IRPM / CMI or equivalent). DUTIES Your duties as a Property Manager will include: Participate in the allocation of rented accommodation to applicants including issuing tenancy paperwork, collection of payments, management of void units to establish an efficient and effective turnaround of properties minimising rental loss Partake in the end of tenancy process, including processing notices to vacate, management to end rental accounts, arranging rent refunds as appropriate, inspect properties and release of deposits Be the point of contact for customers; to resolve and investigate complaints and issues raised by residents and provide advice and guidance Carry out and monitor regular estate and property inspections, ensure accurate records are maintained and actions are taken to deal with issues Monitor contractor performance at the schemes and feedback to stakeholders regarding any performance deficiencies experienced from contractors Be empowered to deliver residential property management duties ensuring high levels of customer satisfaction at all times (e.g. manage customer disputes and anti-social behaviour) Be responsible for resolving customer queries promptly, including liaison with the Operational Teams, customers, partnering Trusts as required Encourage, support and, where appropriate, proactively encourage and (if required) enforce occupants of buildings towards good housekeeping and fire safety practices CANDIDATE REQUIREMENTS Full UK Driving License and access to a vehicle Previous experience of working in property management is essential Previous experience of delivering front line customer service in a front facing role Proven experience of problem solving for residents and understanding their needs Good level of IT Knowledge including Outlook, Word and Excel, and an ability to compile and write reports Excellent verbal and written communication and interpersonal skills Has or willing to study towards professional membership/qualification (CIH/IRPM/CMI or equivalent) Educated to GCSE level or equivalent in Maths and English (Grades A- C) BENEFITS 25 days holiday (Plus Bank Holidays) increasing up to 28 days with 3 years of service Up to 8% contributory pension Investment in your learning and development Generous annual allowance of up to £300 to use towards health and lifestyle benefits for both you and your family Cycle to Work Scheme whereby employees have access to cycling equipment throughout the year and can pay via monthly salary deductions The organisation recognises that some people will only apply for a role if they meet 100% of role requirements.
