Our Contracts Manager will be responsible for all projects within the CareCo estate, delivering the highest levels of customer service and compliance with all statutory legislation, company policies, processes, and procedures whilst working closely with key stakeholders throughout the organisation to ensure each project is managed effectively from end-to-end.
This is a full-time permanent position, covering 40 hours over a Monday to Friday week, based out of CareCo’s Braintree site.
This position is of high importance within our organisation, and as such requires an experienced individual who has dealt with multiple properties within various portfolios throughout their career. The right candidate must have a strong desire and passion for this role, as well as the ability to be flexible with their working hours and working location.
What are my responsibilities?
* Prepare Project timelines with Key sponsors.
* Prepare and monitor the project programmes in conjunction with Management / Main Contractor.
* Collaborate with our consultants and designers.
* Manage our directly employed and contracted resources.
* Plan and manage the efficient delivery of all Real Estate projects.
* Collaborate with the Retail and Marketing teams.
* Participate in scoping meetings and prepare a scope of works, programme and procurement strategy, driving VFM and VE in conjunction with the CareCo QS and Cost Manager.
* In conjunction with IH, prepare and issue weekly property status and showroom pipeline reports to all stakeholders.
* Liaison, coordination and cooperation with other company resources, operational, delivery and management teams as required.
* Working with our H&S/E teams to deliver Statutory and Regulatory compliance on all Projects.
* Input, Assist, and Support on Change Management and Continuous Improvement Initiatives.
* Be a key member of the Property Team and support other members.
* Be part of the Legacy Showroom refurbishment strategy, provide programme and manage accordingly.
* Contribute to the business relocation strategy led by BS&C.
What qualifications & skills are required of me?
* City & Guilds level or equivalent in a Construction.
* A well-rounded career path with a full comprehensive understanding of how each role under a Project / Contracts Manager fits and operates within the function.
* Detailed demonstrable knowledge of fit out projects.
* Thorough knowledge and understanding of the Construction Design & Management (CDM) Regulations 2015 and any further amendments.
* Experience in delivering small, medium, and large projects.
* A proven track record of working within a busy customer-focused organisation with a keen eye for quality and detail across all aspects of the function.
* Knowledge of site surveys, sketches, and simple plans.
* Exceptional Advanced Communication skills, with the ability to adjust the delivery information based on each individual stakeholder.
* Excellent people skills. Required when communicating effectively with staff and stakeholders.
* Critical Thinker, ability to solve problems based on thorough problem solving and decision-making skills.
* Ability to lead teams effectively, whether in house or external.
* Well organised, with the ability to juggle multiple parts of the function daily.
* Computer literate in Microsoft Office packages, including Project.
* Holds a valid UK drivers’ license.
