This role is an exciting opportunity for an experienced estimator to become part of a dynamic team assisting the wider business in rolling out a timber frame HT range to deliver 3000 units per year by 2027/2028. Primary Responsibilities Skills/Experience Proven experience as an estimator/QS within the construction industry, with a focus on timber frame projects. Good understanding of timber frame construction methods, materials, and industry standards. Attention to Detail: Meticulous in analysing project details and calculating costs. Communication: Excellent verbal and written communication skills Attend Pre-Start, Pre-Tender, specification and any other relevant meetings as required. Input and maintain any computer-based databases or systems including Coins and Excel. Experience managing subcontractors. Any other duties as required by the Commercial Director/Commercial Manager. Responsibilities Ensure that commercial procedures comply with both the TW Commercial Manual and the TW Operating Framework. Calculating material quantities and costs, labour costs and an achievable project timeframe Work alongside other departments to ensure project viability and improve cost effectiveness. Ensure all specifications and programmes are complied with and that quality is not compromised. Resolve any issues in conjunction with the Finance Department. Monitor and explain all cost movements within the project valuation. Review any variations on new sites to confirm they are “Standardised” if not liaise with BU to acquire dispensation. Price and manage tenders from first principles by measurement and application of unit rates. Obtain Sub-Contractor quotations for key work packages, undertake a comprehensive review of quotations received and incorporate the most commercially suitable quotation within the tender. To understand the whole tender requirements under different forms of Design & Build Contracts, including JCT and NEC with the key objective of considering commercial risks and mitigation solutions. Ensure tenders are submitted on time to a high quality and within profit ability guidelines Provide commercial support and assistance in valuing variations. Undertake any other duties as requested in the support of the estimating department and function. General Be aware of all codes of practice that impact on estimating e.g. Building Regulations, NHBC requirements, HSE etc. Monitor, reconcile and recharge any costs which relate to shared cost items with either other businesses within the group or external Companies. Attend Pre-Start, Pre-Tender, specification and any other relevant meetings as required. Input and maintain any computer-based databases or systems including Coins and Excel.
