Job Title: Quantity Surveyor
Role Summary
Reporting directly to the Commercial Manager, the Quantity Surveyor will be responsible for the full commercial management of a number of housing projects from conception to completion. They will manage all aspects of subcontractor relationships within the commercial department to ensure cost-effective delivery of the business plan, maximizing profit and value. The successful candidate will be a focal point in communication between head office and all suppliers, subcontractors, merchants, and Genesis Homes site staff.
Key Accountabilities
1. Identify and assess trade and contractor requirements for successful completion of viabilities and site completion
2. Support and assist the commercial manager with land viability process through measuring and quantifying drawings and maintaining records.
3. Secure best rates through comprehensive tender lists.
4. Negotiate fixed price periods and less value than the detailed land viability estimates.
5. Gain approval of all sub-contractor tender lists prior to commencing tender process.
6. Implement and review robust tender documents, trade and addendum specifications.
7. Conduct detailed tender analysis per sub-contractor to enable comparison against budget.
8. Evaluate tender returns and qualifications in order to identify areas of commercial risk.
9. Monitor and review standard streamlined suite of tender documents, ensuring accurate use of computerized central file.
10. Complete CVR reports and profit/loss reviews on individual projects.
1. Effective management and selection of contractors and sub-contractors to meet the business plan
2. Contribute to identifying new sub-contractors across all operating areas in order to facilitate expansion.
3. Ensure that sub-contractors fully meet Pre-Qualification requirements and are loaded to Construction Manager.
4. Ensure that all sub-contractors appointed are on the appropriate system.
5. Monitor and review commercial performance of sub-contractors.
6. Effectively manage the sub-contractor tender process to agreed standards and protocols.
7. Prepare, compile and update trade specifications.
8. Monitor and analyse tender returns.
9. Ensure accurate and timely contract administration.
10. Process payments in alignment with authorisation and payment schedule criteria.
1. Ensure the delivery of quality management information in line with business requirements and timescales
2. Gain understanding of customer requirements at all levels to ensure delivery meets expectations.
3. Build and maintain stakeholder and customer relationships.
4. Lead the review of management information on projects, in conjunction with the Commercial Manager, to ensure continuous improvement and the production of relevant reports in line with the business.
5. Lead the delivery of key deadlines across the projects with focus on accuracy and timely outputs.
6. Monitor and review the progress of outputs of the team, providing direction and refocus when required.
7. Ensure a sustainable, viable and commercial supply chain that meets all existing and future business requirements and considerations.
8. Monitor and report on sub-contractor and supplier performance.
9. Manage and monitor build costs across the spectrum of developments.
10. Ensure the business has robust tender processes that mitigate risks to the business.
11. Manage a payments system for the payment of sub-contractors and the suppliers of goods and materials in line with Genesis Homes policies and procedures.
12. Manage and deliver CVR reports in line with agreed targets.
13. Lead and manage the commercial aspects of key projects and processes.

1. Knowledge and experience of the house building industry.

3. Quantity Surveying experience in a house builder environment.
4. Experience in leadership, management and development of teams and individuals.
5. Project management experience.
6. Experience in managing multi-site and multi-product developments.
7. High level of ability to gather, analyse and interpret commercial data.

9. Strong negotiation and influencing skills.
10. Experience in working with external bodies, processes and consultations.
11. Possess skills and expertise in commercial viability, budgets, CVR’s and supply chain management.

14. Experience in dealing with and consulting with Local Authorities and other such formal bodies.

Full time working week equivalent to 40 hours.
Salary: £45,000 - £60,000 depending on experience.
