The role will be to provide an effective PPM & reactive maintenance program at our clients' healthcare site. The services we provide covers all plant & equipment serving the manufacturing & admin areas includes a process water effluent treatment plant. The hospital equipment is maintained by the client. Key to the site is the process waste water effluent plant & equipment for which training will be provided that the successful candidate will be expected to operate & maintain. This role is a new role for the site that we see as being primarily mechanically biased & we are open to hearing from those who have a mechanical background, water treatment technicians, process technicians, plumbers, mechanical fitters as well as general FM / HVAC tradespersons. Core duties: - Ensuring the efficient and effective operation, maintenance and repair of the site M&E Plant and Equipment and Fabric Services. - Working with the CAFM System to ensure all statutory & mandatory PPM & reactive tasks are captured & recorded correctly - Compliance with and record keeping for CBRE's ISO 90001/14001 Quality Management System and management of the Quality, Health, Safety & Environment responsibilities on the site. - Assist in organising and carrying out reactive repairs to the site systems. - Ensure that Planned Preventative Maintenance is carried out in line with task schedules and industry best practices. - Routine daily plant condition checks. - Cleaning and calibration of various electronic probes. - Procurement and top-up of process chemicals. - Various point sampling. - Operational checks of non-electronically monitored pumps. - Various tank and associated pipework wash downs. - Preparation work for filter cleaning and replacement. - Performing various system safe isolations where required. - Basic plumbing work. - Supervision of Specialist Service Contractors, including induction, sign-off and actioning minor works listed on service report sheets in conjunction with the Site Operations Lead. - Formulating, assessing, and validating Risk Assessments and Method Statements. - Attend CBRE QHSE short course when required. - Assisting Site Operations Lead with monthly quality audits. - Liaising with QHSE or Site Operations Lead when internal audits are conducted. - Assist with closing out N/Cs following QHSE audits. - Implementation of operational processes to facilitate in efficient operation of the contract. - Assist in creating innovative tools or creating new innovative ideas to facilitate the maintenance to the plant. - Application of organisational policies and procedures.
