She is looking to appoint on a short-term contract a Building Surveyor for an arm's length management organization (ALMO) responsible for managing and maintaining council-owned homes on City Council based in Derby.
Established in 2002, ALMO provides housing services, including tenancy management, property maintenance, and repairs, ensuring the city’s council housing stock is well-maintained and meets the required safety and quality standards. They also work on improving housing conditions and enhancing communities through various support services and tenant involvement programs, who aim to deliver high-quality housing services, focusing on safety, sustainability, and tenant satisfaction.
Responsibilities:
* Provide a comprehensive surveying, maintenance, and monitoring service for properties managed by ALMO, ensuring the safety and operational status of land, buildings, and other assets.
* Perform detailed inspections and condition surveys, identifying defects and diagnosing issues related to structural integrity, fire safety, and compliance with the Disability Discrimination Act (DDA).
* Prepare detailed reports, including recommendations, costings, and priorities for repairs or improvements, and address breaches of legislation.
* Draft estimates, specifications, technical drawings, and work schedules for tendering or quotation purposes, managing the maintenance of properties under Property Development & Maintenance (PD&M).
* Oversee the acquisition process for properties, ensuring smooth and compliant purchases.
* Ensure all properties meet safety and maintenance standards, contributing to the overall improvement of housing conditions within the organisation.
Qualifications:
* Degree in Building Surveying, Construction Management, or a related field.
* Chartered Membership of the Royal Institution of Chartered Surveyors (RICS) or working towards it.
* Strong understanding of property law, building regulations, and health & safety legislation, including fire safety and DDA compliance.
* Proficiency in preparing technical reports, estimates, specifications, and tender documents.
* Experience with property acquisitions and development projects.
* Knowledge of software used for property management, condition surveys, and CAD for technical drawings is an advantage.
* Excellent communication and organisational skills with attention to detail.
This is a full time position, 37 hours per week Monday – Friday.
