Your Role:
As the Senior Building Surveyor, you will lead a team of dedicated Building Surveyors and support the Head of Property in delivering an efficient and effective repairs and maintenance service across Nacro’s extensive property portfolio. You will ensure that all work aligns with our high standards, statutory requirements, and key performance indicators.
Key Responsibilities:
·Value for Money: Secure cost-effective solutions through effective procurement, negotiation, and communication with contractors and stakeholders.
·Technical Support: Provide expert advice to the property team, maintenance helpdesk, and compliance teams.
·Contractor Management: Ensure an adequate and competent pool of contractors to meet our maintenance needs, holding them accountable for their performance and work quality.
·Major Works: Lead on significant repairs and improvements, ensuring compliance with building regulations, planning requirements, and CDM regulations.
·Quality Assurance: Develop robust specifications for high-value repairs, scrutinise contractor responses, and implement a rigorous programme of post-inspections.
·Project Management: Oversee high-value works, ensuring timely and budget-compliant completion.
·Property Standards: Ensure new properties meet required standards and manage dilapidation inspections to minimise liabilities.
What We're Looking For:
·Qualifications & Experience: A relevant construction/building qualification or equivalent experience, with at least 3 years in a property surveying role within social or private rented housing.
·Industry Knowledge: Deep understanding of residential property maintenance, procurement, contractor management, and best practices.
·Health & Safety Expertise: Comprehensive knowledge of health, safety, and environmental legislation and regulations.
·Leadership Skills: Proven ability to lead by example, make tough decisions, and support a team in achieving their best.
·Organisational Skills: Excellent organisational and administrative abilities to manage resources and maintain accurate records.
