Department Function
The Technical and Design department provides tools and guidance to the business, including standard house types, construction specifications and construction details. The guidance can be formal, such as documents like "Our Approach to Placemaking" and help given through the technical feedback forum, or it may be more ad hoc, with a simple phone call or visit to site to discuss an issue. The T&D team is also involved in the leadership of TW, through tactical or strategic interventions such as the development of a new house-type range, improving our groundworks design or running training programs for our design and technical staff. The T&D team also have a part to play in building the TW community, through events such as the Technical Directors conferences, the Design Competition, and the Design Leads conference.
Job summary/Purpose
The engineering discipline is a vital part of the delivery of every Taylor Wimpey site. They are responsible for the infrastructure of the development and ensuring it is well connected so customers have access to all the things you would expect from an accessible housing development. From roads to sewers and fresh water, these are all things we take for granted but things our customers cannot live without. As an engineering manager, you will lead a team of technical experts to provide high quality engineering design and support at all stages of the development process. The role ranges from initial viability advice and design to design development, gaining technical consents and providing advice to all other departments as well as key subcontractors.
Primary Responsibilities
Preparation of Viabilities
* Have the ability to interpret geo-technical reports and make recommendations. Procure designs for foundations, sub- structure, and any remediation proposals.
General
* Overall management of the bonds database
* Attendance at relevant meetings associated with land bids/appraisals.
* Overall management of the engineering process
* Dealing with site queries and providing engineering support to the production team
* Clear understanding of industry operating practices such as Health, Safety & Environment and how these should be incorporated into designs.
* Discharge the Designers responsibilities under CDM regulations
Health, Safety and Environment
* Implement a high level of CDM, identifying foreseeable risk in designs and taking action to design risk out, in line with company policy.
* Ensure compliance with building regulation and NHBC Standards
Ensure all Information is Available for Concept/Tender/Pre-start Meetings
* Procure technical approval for highways/ sewerage/ land drainage/ utilities/ RCC/ foul and surface water drainage.
* Resolve Engineering Issues as part of Planning Application and Building Warrant
* Resolve critical issues as part of the Taylor Wimpey planning application and building warrant process.
* Manage consultants in road, sewer, levels, cut and fill designs, to satisfy planning whilst maintaining the most competitive and practical solution.
* Co-ordinate and manage key relationships with utility companies, highways authorities, water companies e.g. Scottish Water and the Environment Agency/ SEPA on engineering matters
Experience, Qualifications, Technical Requirements
* Extensive experience of engineering issues gained within housebuilding industry e.g. roads and sewers, foundations, land drainage, utilities, etc.
* Previous experience leading a team of engineers.
* Engineering related qualification, degree or equivalent. A degree or higher education course which ideally is accredited by the Institution for Chartered Surveyors (RICS) or Institute of Chartered Engineers (ICE).
* Part of a successful engineering team.
* A high level of proficiency in AutoCAD / PDS / Windes / Microdrainage. IT/Computer literate
* Ability to undertake civil engineering design in-house and to manage and assess external designs
* A thorough and up to date knowledge of technical and regulatory requirements related to residential construction
* Ability to interpret geotechnical and environmental reports and make suitable recommendations
* Thorough knowledge of assessment of ground conditions for foundation and sub- structure design
* Undertaking how to create value from design and the impact of the business of design changes
