You will plan the daily workload, delegating out jobs to your team so that tasks can be completed efficiently and to the highest standards. This includes: - Making sure your Maintenance Assistant has the tools, training and guidance to achieve their tasks safely and to a high standard. You will make sure all maintenance jobs are recorded accurately on our company system and that all Health & Safety guidelines are being adhered to. Monitoring and checking your teams work, with a focus on continuous improvement. Planning, implementing and delivering winter and summer work programs of repair and maintenance. First point of contact in emergency call outs Manage 7 day maintenance cover between the maintenance team. Duties also include: Daily Boiler checks Daily electrical checks (distribution boards, visual emergency lights etc) Interior /external light bulbs Fire alarm control panels Inspect and clean out external grease trap Visual checks on fire extinguishers Fire doors and closers throughout Roofs, gutters, drains, handrails, steps, walkways for slips trips & fall hazards External housekeeping - tables, chairs, ashtrays, empty and remove broken glass Gardens - cutting grass, pruning, keeping borders tidy etc. Planned maintenance - interior and external painting, grouting, silicone sealing Other unplanned repairs Contractor liaison and engagement Control maintenance tools, stores, and equipment Check all maintenance stocks regularly, ordering appropriate stocks when necessary to maintain continuity of service. Key Skills and Experience Experience in construction trade, NVQ or equivalent qualification required. Leadership skills Understanding of Health and Safety Compliance Flexible, can-do approach
